Summary

The Construction Project Manager is responsible for leading the planning, execution, and delivery of construction, tenant improvement, and decommissioning projects across the U.S. and Canada. This role is accountable for managing scope, schedule, budget, risk, stakeholder alignment, permitting, and construction execution.

Essential Duties and Responsibilities

  • Lead end-to-end construction and tenant improvement projects, including warehouse and office buildouts, relocations, site start-ups, temporary operations, and decommissioning activities.

  • Serve as the primary project coordinator across internal teams, landlords, general contractors, architects, engineers, vendors, and regulatory authorities.

  • Develop, maintain, and manage detailed scope, project plans, schedules, budgets, risk logs, and execution trackers.

  • Manage overall project quality, safety, stakeholder alignment, and operational readiness throughout the life of the project.

  • Lead design, permitting, and approval processes, including architectural, MEP, fire/life safety, building permits, and occupancy requirements.

  • Coordinate with landlords to ensure base-building systems such as power, sprinkler, fire alarm, utilities, dock systems, and other required infrastructure are operational, compliant, and ready to support business operations.

  • Manage warehouse-specific construction requirements, including racking layout, charging for material handling equipment, automation support, dock equipment, power distribution, staging areas, traffic flow, and operational throughput.

  • Identify, track, and manage long-lead items such as racking, electrical equipment, fire protection components etc

  • Oversee construction execution on site to ensure work is completed safely, on schedule, within budget, and aligned with approved scope and design.

  • Establish project governance, meeting cadence, communication structure, action tracking, and escalation paths to support accountability and timely decision-making.

  • Facilitate project meetings, including agenda preparation, stakeholder alignment, issue resolution, decision tracking, and follow-up actions.

  • Manage project budgets, including cost tracking, forecasting, change order review, invoice coordination, and internal financial reporting.

  • Identify scope gaps, support vendor selection, and manage general contractor and vendor performance.

  • Proactively identify project risks related to permitting, utilities, landlord scope, construction sequencing, budget, safety, and develop mitigation and contingency plans.

  • Support TCO/COO, temporary certificate of occupancy, certificate of occupancy, and site go-live readiness activities.

  • Prepare and deliver clear, concise status updates for leadership and stakeholders.

  • Escalate timeline, budget, resource, risk, vendor, landlord, and accountability issues to senior leadership as appropriate.

Required Knowledge and Skills

  • Strong understanding of construction project management, tenant improvement projects, warehouse construction, facility start-ups, relocations, and decommissioning.

  • Knowledge of warehouse construction fundamentals, including dock equipment, slab flatness, clear heights, column spacing, racking, and overall building functionality.

  • Understanding of electrical capacity planning, including available building power versus operational demand for MHE charging, IT rooms, lighting, and warehouse operations.

  • Working knowledge of fire/life safety systems, including sprinklers, ESFR systems, in-rack sprinklers, fire alarms, emergency lighting, and occupancy requirements.

  • Strong understanding of permitting strategy, including building permits, MEP permits, AHJ requirements, inspections, TCO/COO timing, and approval dependencies.

  • Coordination of permits, long-lead procurement, utility timelines, construction sequencing, inspections, and operational readiness.

  • Strong vendor and general contractor management skills, including bid review, scope validation, order management, execution oversight, and issue resolution.

  • Strong risk management, issue resolution, contingency planning, and escalation skills.

  • Excellent written, verbal, and executive-level communication skills.

  • Strong cross-functional coordination and stakeholder management capabilities.

  • Strong sense of urgency, ownership, organization, attention to detail, and follow-through.

  • Proficiency with Microsoft Office applications, including Microsoft Project, Excel, PowerPoint, Outlook, and project tracking tools.

Education and Experience

  • Bachelor's degree in construction management, Engineering, Architecture, Business, Project Management, Supply Chain, Operations, or a related field preferred.

  • PMP, CAPM, LEED, OSHA, or other construction/project management certification preferred.

  • 2+ years of project management experience required; construction, warehouse, logistics, distribution center, industrial, tenant improvement, or facilities experience strongly preferred.

Pay Range:

$110,000 - $120, 000*

  • The above-stated pay range is the anticipated starting salary range for the position. The Company may adjust this range in light of prevailing market conditions and other factors such as location. The Company will work directly with the selected candidate(s) on the final starting salary in accordance with all applicable laws.
