Overview
The Director/ Manager of Real Estate oversees real estate leasing activities for a national healthcare provider. The position is a critical component of the company’s overall growth strategy and success. The successful applicant shall be responsible for sourcing and securing commercial properties, negotiating, and administering lease agreements and renewals.
Responsibilities
- Oversees the development and implementation of strategy, departmental directives, policies, and procedures for the company’s leased real estate portfolio.
- Manages and directs relationships with local real estate brokers.
- Sources and evaluates potential leased commercial property locations to ensure alignment with company goals and objectives.
- Strong understanding of terms and principles associated with leasing contracts, tenant improvements, amortization, and lease cost analysis.
- Creates summary of leasing options and cost analysis for presentations for the Executive Leadership Team.
- Responsible for the lease negotiation process and preparation of all leasing documentation, including but not limited to letters of intent, leases, amendments, and final lease submission packages.
- Designs strategies to resolve real estate location, space, and design issues (e.g., re-locating existing centers, creative space allocations & layouts) to achieve the strategic goals and direction set by the Company’s executive leadership team.
- Works with the accounting department to create annual capital budgets for leases and associated capital improvements to the company’s real estate portfolio.
Qualifications
- Minimum of seven (7) years of experience with real estate portfolio sourcing for multi-facility, multi-state operations.
- Conducts periodic facility portfolio tours, performs on-site assessments and market reviews, and makes recommendations to the company’s executive leadership team.
- Knowledge and experience with leasing negotiation and drafting processes.
- Ability to analyze, produce, and interpret financial and budget reports.
- Ability to complete multiple projects with competing priorities and deadlines.
- Strategic planning skills.
- Leadership competencies & techniques.
- Professional interaction with Executive Management.
- Build, maintain, and manage positive relationships with various company departments and external stakeholders such as brokers, landlords, and property managers.
- Healthcare leasing experience preferred.
- Ability to express ideas and communicate clearly and effectively, both orally and in writing.
- Proficient in the use of basic office automation software (i.e., email, word processing, etc.).
