IT Director – Real Estate Strategy & Analytics

POSITION SUMMARY:
The Director – Real Estate Strategy & Analytics will lead a market planning and analytics team focused on developing strategies and solutions in support of Signet’s Real Estate portfolio utilizing data and analytical approaches from various sources. Partnering with the VP of Enterprise Analytics, VP of Real Estate Finance and the SVP of Real Estate, this leader will develop, facilitate and implement Long Range Planning and Real Estate Strategies (inclusive of new store and existing fleet optimization), work in an agile way to summarize the strategies in a cogent and impactful way for executive and board of directors, anticipate analytical needs and deliver actionable insights across the Real Estate Department, Banners and Operations teams.
The Director’s team will focus on modeling and plan development to drive market optimization of Signet’s different retail brand stores. In addition to market optimization for Signet’s stores the market planning and analytics team will develop models for recommending capital investments and measuring the performance of store enhancements, concepts and prototypes. The Director will partner with Signet's Data Science team to explore advanced modelling techniques and approaches in addition to pursuing predictive analytics to create statistical models for both the development and refinement of strategy and the sales forecasts (multiple forecasting models) for specific opportunities (new, relocations, transfer). Ability to integrate store metrics and financial analysis into real estate analysis to present a holistic picture.
RESPONSIBILITIES:
Market Optimization Strategy – plays an integral role in setting the Real Estate strategic direction for multiple brands by providing key inputs, tools and analysis while developing and maintaining store portfolio products (financial models, market optimization models & performance dashboards) across various lifecycle stages (opening, remodel, expansions, relocations, rebranding, closings).
Analytics and Reporting – oversee the development of reporting and analytic needs for the Real Estate, Brands, Executive team members and other internal stakeholders. Ensure transparency across measurement techniques and use visualizations (Tableau etc.) to bring KPIs into a simplified format.
Executive Summaries – develop concise board level presentations to demonstrate Signet’s data-based approach to real estate decisions with emphasis on portfolio and capital decisions.
Team Leadership – Lead a Market Planning and Analytics team in Signet’s Enterprise Analytics organization with a diverse team of individuals across multiple disciplines including analytics, data science, data engineering, interactive reporting and program management in an Agile format. Monitor the development of all Real Estate products through their lifecycle stages (analysis, beta, production, deprecation). Work with key stakeholders to manage priorities based on value case.
POSITION QUALIFICATIONS:
- Minimum Education: BA/BS Bachelor's Degree. MA/MS Mathematics, GIS, Data Science or MBA Preferred
- 10+ years of experience in Real Estate Analysis – demonstrated aptitude sourcing, aggregating and analyzing diverse data sets, fluency in data analysis tools, technology and methodologies
- 10+ years of experience managing market planning and analytic teams for retailers, specialty retail preferred
- Develop market level perspective of real estate, defines market strategies (existing fleet, new stores)
- Identifies trends and models alternative sales forecasting methodologies
- Responsible for gathering, compiling, tracking, and reporting on retail and competitive activities
- GIS capabilities to create thematic and visual mapping aids (trade areas, demand, customer data, mobility, etc).
- Demonstrated ability to create insights from data and to communicate actionable opportunities at an executive level
- Drives the Market Planning review at Executive Committee and monthly Real Estate Committee meetings and defines market planning processes for evaluating and reviewing each type of real estate action
- Strong financial and analytical acumen to make strategic recommendations
- Demonstrated strong project management skills and the ability to manage multiple priorities and can identify primary and secondary objectives, prioritize time and communicate to team members and clients
- Expert in leveraging Alteryx and Alteryx spatial for data wrangling, manipulation and model development
- Excellent skills at data visualization and reporting – Demonstrated skills with Data, BI and Reporting software packages such as Business Objects, Tableau, Looker, Power BI, etc.
- Working knowledge of databases, data modeling and modern cloud-based data architectures
- Ability to travel for market visits as needed
