Related Affordable is seeking an experienced construction professional with multi-family experience to join its Affordable Construction Management team as a Pre-Construction Project Manager for Estimating, Scoping and Budgeting. As a Pre-Construction PM you will be responsible for developing the initial project scope and budget for Related Affordable’s upcoming deal pipeline and potential portfolio acquisitions. In this role, the candidate will work closely with the Acquisitions and Construction Management teams to ensure that future rehabs and renovations are appropriately scoped and budgeted.
The successful candidate must possess the knowledge and experience needed to manage the preconstruction project phase, including but not limited to: pre-development planning, initial project scheduling, preliminary logistics, cost management during preconstruction. The position includes an estimating function as well as construction document/drawing review to ensure that project scope is adequately adhered to. Travel will be a critical part of the role, assessing physical conditions, determining what is practical to replace, assessing overall field logistic conditions, and interacting with the management teams assessing the project needs.
Responsibilities include, but are not limited to:
- Visit sites to evaluate existing conditions and identify and capture any scope that may be necessary for construction/rehabilitation process. (i.e. Construction Rehabilitations and major capex projects).
- Prepare and recommend initial scope for rehabilitation and major capex projects while considering the needs of the tenants and mission of Related Affordable a steward of existing affordable housing.
- Ability to prepare comparative and comp studies to substantiate estimated scope; ensure that scopes adhere to RA Construction Standards by working closely with Quality Assurance Manager.
- Coordinate and lead internal scoping and pre-bid meetings with development and construction teams. Coordinate third-party consultants and other external parties as necessary.
- Work closely with quality assurance and general contractors throughout bidding process to ensure optimal budget pricing and bidding.
- Support the construction manager in the construction ramp-up and initial project management.
- Act as the owner’s representative during the annual property budget process to ensure that major capital needs projects are forecasted accurately.
- Work with property management facilities team as necessary to prepare and review project scope for major capex work.
Compensation
- $120,000 - $180,000 / year
- Annual performance based bonus
- Technical work experience and/or college degree in engineering, architecture, construction management, cost estimating, or a similar field.
- 7-10 years of construction estimating experience required.
- Strong knowledge of architectural, structural, and MEP systems.
- Strong existing relationships with general contractors, architects, surveyors, and other contractors a plus/preferred.
- Effective communication, organization, and time management skills: ability to interface effectively and professionally with executive leadership and department teams.
- Ideal candidate is a highly self-motivated person who thrives in a dynamic work environment and demonstrates a flexible and adaptable work style that responds quickly.
- Based in New York City and travel up to 50% along the East Coast, Midwest, the South and potentially the West, if warranted.
