Project Manager

The Senior Project Manager is responsible for managing and ensuring site and office safety, and has strategic knowledge of the day-to-day execution for their assigned project(s) including managing, coordinating, and supervising subcontractors, vendors, and personnel to ensure the work is completed on time, within budget, while adhering to Webcor’s quality standards and client satisfaction.ESSENTIAL DUTIES AND RESPONSIBILITIES<ul><li>Enforces safety on job site and implements, enforces, and effectively manages Webcor’s safety policy and procedures.</li><li>Identifies and escalates project issues in a timely manner and sees issues through to resolution, collaborating with clients and subcontractors, with minimal director level involvement.</li><li>Manages and publishes the project schedule on a regular basis.</li><li>Effectively leads, develops and mentors team members. Provides timely, regular feedback. Promotes a positive team culture and environment.</li><li>Responsible for the ongoing analysis of project buyout, savings, and contingencies; schedules buyout into the overall project schedule and ensures milestones are met.</li><li>Negotiates, analyzes, and prepares subcontracts, purchase order agreements, and cost control budgets.</li><li>Manages all document control of RFI submittals, change orders, correspondence, permits, drawings, specs, and reports in a systematic and traceable manner.</li><li>Responsible for all aspects of the cost report and completes timely submittal of cost reports and effectively communicates risk and projections to senior management.</li><li>Controls the budget and forecast associated with the project and negotiates best pricing.</li><li>Maintains a delay log in conjunction with Construction Manager and inserts delays into the master schedule, providing weekly notices to the owner.</li><li>Develops and implements a QA/QC program and oversees execution of the Webcor Punch List Program.</li><li>Participates in pursuits as required.</li><li>Regularly reviews the project staff resource plan and provides feedback to project executives as warranted. Inputs adjustments in the workforce planning tool when needed.</li></ul>TECHNICAL SKILLS AND KNOWLEDGE REQUIRED<ul><li>Thorough knowledge of Prime Contract and contract types: Includes lump sum, GMP, hard bid, negotiated, design-build, etc.</li><li>Strategic knowledge of cost control, budgeting, billing, and forecasting.</li><li>Familiarity of all aspects of building to include site work, structure, finishes, envelope, MEPS.</li></ul>BEHAVIORAL COMPETENCIES REQUIRED<ul><li>Advanced ability to effectively lead, manage and mentor staff.</li><li>Ability to clearly define goals, understand audiences, manage productive meetings, manage and build team morale.</li><li>Strategic communication skills. The Deputy Certified Building Official position is considered a subject matter expert on all code compliance and must possess the highest level of technical expertise in addition to familiarizing and obtaining a detailed working knowledge of specific systems at the UCSB campus location. In conjunction with the Associate Director/Certified Building Official, the Deputy Certified Building Official is responsible for the administration of plan review and construction inspection on campus projects, enforcement and interpretation of building codes for federal, state, and local legislation, and any regulations that affect UC Santa Barbara projects. May perform plan review and construction inspection on various campus projects in the UCSB portfolio. Provides direct oversight of other campus inspectors and coordinates all record-keeping requirements for inspections.
