    Description

    A local homebuilder is seeking a strategic and results-driven Director of New Home Sales to lead the integration of marketing strategy and sales execution across its growing communities in Upstate South Carolina. This role is responsible for driving performance across the full customer lifecycle while continuously improving systems, processes, and team effectiveness.This is a highly visible leadership position for a candidate who can balance strategic marketing leadership with hands-on sales management and operational execution. New home sales management experience is required.Responsibilities: Lead, coach, and develop the sales team to achieve key performance metrics including sales pace, tour-to-contract ratios, closings, and customer satisfactionConduct weekly sales meetings, performance reviews, and ongoing coaching to improve conversion and consistencyManage the full sales lifecycle including lead follow-up, tours, contract execution, and closing timelinesEnsure proper CRM utilization for tracking leads, documenting customer interactions, and managing pipeline visibilityRecruit, hire, train, and onboard new sales professionals, fostering a culture of accountability and continuous improvementOversee relationship management with lenders, closing attorneys, and realtor partners to ensure efficient closingsDevelop and execute integrated marketing strategies that drive qualified traffic, lead generation, and measurable sales outcomesOversee digital marketing strategies and campaigns (paid media, social, web) and evaluate ROI to optimize performance and cost efficiencyEnsure brand consistency across all channels including website, listings, signage, model homes, and customer touchpointsPartner with internal stakeholders and external vendors to execute campaigns, community launches, and marketing initiativesLeverage market data, buyer behavior, and competitive insights to inform positioning, pricing, and product strategyOperations, Systems & Customer Experience: Own and optimize CRM and marketing technology platforms, ensuring accurate reporting and campaign attributionTrack and report on sales and marketing performance, providing insights and recommendations to leadershipEnsure a seamless and consistent customer experience from initial inquiry through closingGuide the customer journey including tours, design meetings, pre-construction processes, and expectation settingMaintain excellence in model home presentation, inventory readiness, and community standardsDrive continuous improvement in sales processes, automation, and operational efficiencyCollaborate cross-functionally with construction, design, and marketing teams to align timelines and customer expectationsQualifications: 7+ years of experience in sales, marketing, or a blended leadership role within homebuilding or residential real estate requiredBachelor's degree preferred; proven industry experience may be considered in lieu of a degreeProven success managing and coaching sales teams, improving conversion rates, and driving revenue growthStrong foundation in marketing strategy, including digital campaigns, lead generation, and performance analyticsHands-on experience with CRM systems (e.g., HubSpot) and sales/marketing technology platformsStrong understanding of the homebuying process and residential construction, or the ability to quickly develop this expertiseHighly analytical, with the ability to translate data into actionable insights and strategyExcellent communication, leadership, and cross-functional collaboration skillsAbility to balance strategic thinking with hands-on executionWillingness to travel across local Upstate South Carolina communitiesBase salary: $115,000 – $135,000+, plus performance-based bonus aligned to sales and marketing performance metrics; total target compensation of approximately $200,000+Opportunity to take ownership of a high-impact leadership role within a growing regional homebuilding organizationCollaborative, entrepreneurial environment with strong executive leadership partnershipComprehensive health benefits, including medical, dental and vision coverage, effective the first of the month following hireOptional long-term and short-term disability coverage, and life insurancePaid time off: 3 weeks annually401(k) plan eligibility after one month of employmentEmployer 401(k) match: 100% of the first 3% of employee contributions, plus 50% of the next 2%#J-18808-Ljbffr
