A property management company is seeking an Affordable Housing Property Manager to oversee daily operations at LIHTC-financed affordable housing communities in both Cleveland and North Ridgeville.  In addition, you will also ensure compliance with Low-Income Housing Tax Credit (LIHTC) regulations, HUD standards, and local Housing Authority policies, particularly regarding tenant-based voucher programs.  This is a first shift position working 8 a.m. to 4:30 p.m.

Job Responsibilities:

  • Ensure strict adherence to LIHTC and HUD regulations, including ongoing tenant income eligibility and annual re-certification processes and maintain documentation and file accuracy for tax credit and subsidy compliance
  • Respond to audit findings and ensure timely resolution of compliance issues and stay up to date with regulatory changes and update internal procedures accordingly
  • Maintain high occupancy rates through effective leasing, marketing, and tenant retention strategies and oversee move-in, move-out, and unit inspection processes to ensure readiness and compliance
  • Initiate and manage tenant evictions, when necessary, in accordance with LIHTC, HUD, and Fair Housing standards and monitor and enforce lease agreements and house rules
  • Directly supervise maintenance technician responsible for all routine and emergency maintenance tasks
  • Utilize Yardi to manage and track maintenance requests and vendor performance, ensure all vendor work is completed to a high standard, and manage invoicing and scheduling
  • Work collaboratively with the accounting team to process Accounts Receivable and Accounts Payable using Yardi
  • Approve and log all invoices prior to submission, assist in the preparation, monitoring, and management of annual operating budgets, analyze monthly financial reports, and adjust operations accordingly to maintain financial health
  • Foster a positive, respectful, and inclusive environment for residents, particularly older adults and individuals with disabilities
  • Maintain regular communication through newsletters, meetings, and informal check-ins and address resident complaints or concerns promptly and professionally
  • Collaborate with the Service Coordinator to support residents' needs and connect them to community resources
  • Perform other duties as needed
