Individually and collectively, we take great pride in meeting and exceeding expectations. Job SummaryAlliant is looking for a Project Manager to provide coordination for all phases of construction projects, including coordinating subcontractors, material, and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. The candidate will be a part of a fast-paced and dedicated team that works together to provide our clients with the highest possible level of service and advice, deliver outstanding quality and results that exceed client expectations. They will take personal responsibility for all the products, actions, advice, and results that they provide as a representative of Alliant Construction. ResponsibilitiesEstimating and Pre-ConstructionResponsible for project startup, including obtaining permits and licenses and managing jobsite mobilizationDevelop project business planCreate staging, logistics, and phasing plan for projectAssist in budgeting, bidding, and award of subcontracts.Issue and administer subcontracts (payments, insurance, bond, safety, haz-com, etc.) and purchase orders for multiple trades.Set up bonding and/or change order log, and cost tracking for the project.Subcontractor ManagementFacilitate pre-construction/startup meetings with each subcontractor.Lead coordination of subcontractors.Identify areas of work that are outside of subcontracted scope.Preside over weekly subcontractor meetings designed to coordinate the work. Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion.Identify subcontractor non-compliance with safety, health, and environmental quality standards. Ensure each subcontractor executes and complies with his agreed upon scope of work. Issue notices of non-compliance to subcontractors regarding quality of work or scheduling. Serve as the main point of contact for the Engineer and Architect.Develop and administer subcontractor and purchase order change orders.Project Development and LogisticsAssist in development, planning, and updating project schedule. Attend/direct regular job scheduling meetingsAssist in obtaining permits or approval of revisionsExpedite material deliveries according to project schedule requirementsEnsure that the job site is always kept in a clean and organized mannerManage competing demands, frequent change, delays, or unexpected eventsAttend OAC progress meetings and create monthly status reportsUnderstand quantity updating and work with Superintendents to maintain accurate labor forecastsCommunicate with project team regarding ASI's, RFI's, and Material SubmittalsReview projections, labor reports, safety documents, and schedules monthlyEnter and update information in project management software (job status reports, projections, change orders, and RFI's)Perform job progress and completion punch list identification and completion Provide direction to and resolve problems among subcontractors and vendorsPrioritize, review, and expedite submittalsCoordinate required inspections with local jurisdictionsMeet with city and state agencies to review project and inspectionsBudgetReview and approve material/equipment invoices according to project budgetPrepare payment requests and monitor collectionsManage and oversee job close-out documentation and procedures (closeout documents, final job report, and final accounting)Quality Control, Excellence, SafetyManage quality controlLook for ways to improve and promote quality; apply feedback to improve performance; monitor own work to ensure qualityWork with pre-construction and field supervision to identify and implement all contract deliverables, quality testing, and reporting requirementsWork with field management to generate safety plans; conduct bi-weekly safety surveys with project superintendentObserve safety and security procedures; determine appropriate action beyond guidelines; report potentially unsafe conditionsCustomer Service - Responds promptly to customer needsMonitor jobsite general health and safetyLead responsibility for project quality control plan implementation and complianceIdentify conflicts in construction progress and communicate them to project team for resolutionAbility to identify deficient work and provide resolutionMentor and train assistant project managers and co-op/intern studentsRequirementsSub-contractor management•5+ yearsConstruction project management•5+ yearsBudget Management•5+ yearsInterpersonal management skills All new hires are contingent on the passing of a background check and pre-employment drug screening.
