    Job Description

    Program Overview

    The FP&A to Asset Management (AM) Development Program is a two-year rotational and training initiative designed to cultivate high-potential early-career talent into fully capable Asset Management Associates. The program is built to bridge the gap between corporate finance and real estate investment management by combining rigorous FP&A training with targeted exposure to asset-level decision-making, investment analysis, and portfolio strategy.

    Participants begin in FP&A roles to develop a strong financial and operational foundation, while concurrently undergoing on-the-job training and mentorship aligned with the core competencies required of an AM Associate. Upon successful completion, participants fully transition into the Asset Management team, where they will take on full Associate responsibilities and continue to grow within the platform.

    Program Objectives

    • Build institutional-grade financial and analytical skillsets applicable to real estate investing

    • Develop asset-level and portfolio-level investment judgment

    • Accelerate readiness for responsibilities such as financial modeling, valuation, and investment recommendations, maximizing investment returns

    What Differentiates This Program

    Phase 1: FP&A Foundation (Months 0-12)

    Participants are embedded within FP&A to develop core technical and business fundamentals.

    Focus Areas

    • Financial modeling, budgeting, and forecasting

    • Variance analysis and performance tracking

    • Ad hoc analysis across operational functions to identify and interpret key performance indicators (KPIs) through data-driven insight

    • Understanding operating drivers across real estate portfolios

    • Exposure to corporate reporting and stakeholder communication

    • Conduct market research and synthesize insights

    Skill Development

    • Advanced Excel and financial modeling discipline

    • Data interpretation

    • Cross-functional collaboration with operating teams

    AM Integration (Parallel Track)

    • Shadow Asset Management team meetings and financial reviews

    • Participate in training sessions on asset-level modeling and valuation

    • Introduction to real estate concepts: NOI drivers, cap rates, capital structures

    Phase 2: Asset Management Apprenticeship (Months 12-24)

    Participants transition into a hybrid role with increasing responsibility on AM-related workstreams.

    Hands-On Experience

    • Support asset-level investment models and reforecasts

    • Assist with quarterly valuation and performance optimization

    • Contribute to business plans and budgeting processes

    These responsibilities mirror core AM Associate expectations such as:

    • Managing investment models and presenting performance insights

    • Identifying value creation opportunities and strategic initiatives

    • Supporting capital events and portfolio decisions

    Training Components

    • Formal training in real estate valuation and sensitivity analysis

    • Case studies on asset strategy and capital allocation

    • Mentorship from Vice Presidents and senior AM professionals

    Transition to Asset Management Associate (Post-Program)

    Upon completion, participants are promoted into the Asset Management team as Associates, equipped to take on full responsibilities, including:

    • Ownership of asset-level financial models and performance tracking

    • Strategic evaluation of asset performance and value creation initiatives

    • Contribution to investment recommendations and senior-level presentations

    • Involvement in financings, dispositions, and capital planning

    Long-Term Development (Years 2-5+ in AM)

    Post-transition, Associates continue to deepen expertise through:

    • Increasing ownership of assets and portfolios

    • Direct interaction with operating partners and internal stakeholders

    • Leadership in investment strategy discussions and execution

    • Continued mentorship and progression toward senior AM roles

    Program Structure & Mobility

    • Years 1-2: Participants are based in Cleveland, where they build foundational experience within FP&A. During this period, participants will travel to New York for targeted training sessions and practical exposure to the Asset Management team.

    • Year 3: Participants transition into the Asset Management team, with the opportunity to be based in either Cleveland or New York depending on business needs and performance.

    • Post-Program Commitment: Although Brookfield promotes internal mobility, employees entering a full-time Asset Management role are required to remain in the position for a minimum of three years before pursuing other internal opportunities.
