A DAY IN THE LIFE OF A MAINTENANCE MANAGER
As a Maintenance Manager, you play a key role in keeping our properties operating efficiently, safely, and professionally. You will coordinate and monitor all aspects of the maintenance program while working closely with the Area Manager to communicate property needs, areas for improvement, staffing needs, and operational priorities.
This is a supervisory role, but it is also hands-on. You should be comfortable stepping in to assist with maintenance tasks when needed, including escalated issues, property inspections, repairs, preventative maintenance, and emergency maintenance situations. You will help oversee work tickets, monitor completion timelines, support your team in the field, and ensure residents receive prompt and professional service.
You will also help manage and support the maintenance team by assisting with hiring, onboarding, training, scheduling, performance feedback, timekeeping, PTO review, overtime monitoring, and on-call coordination. You will work to ensure vehicles, tools, supplies, equipment, warranties, inspections, vendor relationships, and maintenance-related invoices are properly managed.
Each day brings a combination of leadership, problem-solving, hands-on maintenance support, planning, communication, and follow-through. You enjoy being busy, leading by example, and helping your team succeed.
