Apartment Maintenance Supervisor

Columbia Choice Apartments is seeking a hands-on, dependable Maintenance Supervisor to lead our maintenanceteam and ensure our apartment community is maintained to the highest standards. This leadership role is ideal for a skilled maintenance professional with strong troubleshooting abilities, team leadership experience, and a commitment to excellent resident service.

Position Overview

The Maintenance Supervisor is responsible for leading the daily operations of the maintenance department, supervising service team members, overseeing apartment turns, managing preventative maintenance programs, and ensuring timely completion of work orders and repairs.

This position plays a key role in supporting resident satisfaction, property appearance, and overall community operations.

Key Responsibilities
  • Supervise and support the daily work of the maintenance team
  • Assign, monitor, and inspect completion of service requests and work orders
  • Diagnose and repair issues involving: HVAC and heating systems, plumbing, electrical, carpentry, painting, appliances, general building maintenance
  • Oversee apartment make-ready/turn process, including: move-out inspections, damage assessments, scheduling repairs, final quality inspections
  • Schedule and oversee work completed by outside vendors and contractors
  • Implement and manage preventative maintenance programs
  • Maintain inventory of parts, tools, and supplies within budget
  • Ensure compliance with company purchasing procedures and invoice verification
  • Support budget control and cost-conscious purchasing decisions
  • Enforce safety procedures and maintenance best practices
  • Participate in a rotating on-call emergency maintenance schedule, including evenings and weekends
  • Respond to emergency maintenance situations as needed
  • Assist with snow removal and operation of snow removal equipment during winter weather events
  • Partner with the Property Manager on staffing, scheduling, and team performance
What We're Looking For
Required Qualifications
  • Previous experience in apartment maintenance, property maintenance, or building maintenance
  • Prior leadership or supervisory experience preferred
  • Strong skills in: HVAC, electrical, plumbing, carpentry, painting, general repairs
  • Ability to diagnose maintenance issues and complete repairs independently
  • Experience coordinating vendors and outside contractors
  • Strong organizational and time-management skills
  • Ability to lead a team in a fast-paced residential environment
  • Excellent customer service and communication skills

As a condition of employment, you are required to download apps to your personal smartphone, enabling you to receive and complete work orders throughout your scheduled work shift. Location tracking will be in effect only during your scheduled shift when utilizing apps with location tracking.

Certifications
  • CFC Universal Certification required
  • Additional maintenance certifications are a plus
Technical Skills

Experience with:

  • Property management software (RealPage preferred)
  • Microsoft Excel
  • Microsoft Word
  • Outlook / email communication
Physical Requirements

This is an active, hands-on role that requires frequent walking, standing, bending, lifting, and use of maintenance equipment and power tools.

Must be able to:

  • lift up to 50 pounds occasionally
  • lift up to 25 pounds frequently
  • work indoors and outdoors in varying weather conditions
  • respond to emergency calls and on-call service needs
