Apartment Maintenance Technician - The Palms of La Mesa (La Mesa, CA)CVG Properties is actively searching for a skilled and enthusiastic Apartment Maintenance Technician to join our team at The Palms of La Mesa, a 78-unit apartment community in La Mesa, CA.If you want to join a property management TEAM that is focused on providing residents a great place to live - and a company that understands YOU are our most valuable asset - apply today!As a Maintenance Technician, you will work alongside the Maintenance Team and Community Manager to provide excellent customer service to our residents, keep the grounds and buildings well maintained, and prepare apartments for future move-ins. This is a hands-on position and requires some of your own tools. Previous apartment maintenance experience is preferred.What You'll DoComplete make-ready turns, including painting, repairs, appliance testing, mechanical work, and carpentry, and report any maintenance concerns on appliances, HVAC, electrical, and more (e.g., replacing light bulbs in common areas and breezeways, replacing window screens, replacing air filters, moving appliances)Report maintenance concerns on available apartments, models, and common areas to the Community ManagerRespond to service work orders to make technical repairs or replacements, and assist the maintenance staff as neededAnswer and resolve after-hours emergency calls on a rotating schedule with the Maintenance TeamMaintain meticulous upkeep of grounds, amenities, and building exteriors, including minor landscaping duties as needed and pressure washingInteract and communicate effectively with residents, property staff, and vendors to complete maintenance duties and requestsObserve and promote safety and risk management in accordance with local, state, and federal regulations and company policyPromote resident satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and prospective residents at all timesConduct pre-move-in and post-move-out apartment inspections and ensure timely completion of quality unit turnsWork PerksIn addition to a collaborative and supportive team environment, we offer:Competitive salary with monthly and on-call incentivesMedical, dental, and vision coveragePaid time off for vacation, sick days, and holidays401(k) retirement plan with company matchProfessional development trainingExcellent growth and promotion opportunitiesEmployee referral incentivesApartment rent discounts, bonuses, and recognition for a job well done!A great team environment with a company that understands the value of your hard workQualificationsHigh school diploma or GED required1+ years of experience in residential/apartment property management or a directly related fieldGeneral maintenance, HVAC, and carpentry skillsEPA Section 608 Certification preferred (or ability to obtain within a defined period of hire)Yardi experience preferredExcellent customer service and interpersonal skills, with the ability to relate well to othersAbility to communicate in English - verbally and in writing - sufficient to respond to on-call and after-hours service calls, interact effectively with residents, and accurately complete on-call and site inspection logsValid driver's license, satisfactory motor vehicle record, and current auto insurance requiredCompliance with all safety requirementsAbility to work in a fast-paced team environmentAbility to work evenings and weekends if/when necessary (including on-call rotation)Understanding of and adherence to Fair Housing lawsPhysical RequirementsThis position involves physical activity typical of apartment maintenance, including walking the property, climbing stairs and ladders, bending, kneeling, and lifting. Work is performed both indoors and outdoors, including in summer heat.
