Position Overview:

The Area Leasing Manager is responsible for the oversight and leadership of leasing and marketing operations across multiple assigned properties, ensuring alignment with company standards, occupancy goals, revenue objectives, and operational expectations. This role serves as a key business leader for portfolio leasing performance, directing leasing strategy, supporting site execution, and driving leasing success across the assigned portfolio. 

 

The Area Leasing Manager exercises independent judgment in developing and implementing leasing and marketing strategies, analyzing portfolio performance data, and driving initiatives that impact occupancy, conversion, resident experience, and revenue performance across multiple sites. This role partners closely with Community Managers, Area Community Managers, and Regional leadership to ensure leasing operations are executed effectively and consistently across the portfolio. 

What You Will Do:

Leadership and Team Development

  • Provide leadership, coaching, and strategic direction to leasing teams across multiple properties, fostering accountability, performance, and professional development. 
  • Support the hiring, onboarding, training, and ongoing development of leasing staff in partnership with site leadership. 
  • Monitor team performance and provide guidance to improve productivity, traffic conversion, leasing effectiveness, and customer experience outcomes. 
  • Partner with Community Managers and Area Community Managers to align leasing strategies with operational and financial goals. 

Leasing Strategy & Portfolio Oversight

  • Own portfolio leasing performance outcomes, including occupancy, traffic conversion, renewal performance, and revenue contribution across assigned properties. 
  • Develop and implement portfolio-level leasing and marketing strategies tailored to individual property needs and market conditions. 
  • Analyze leasing trends, traffic, and performance data to identify opportunities, adjust strategies, and drive results across the portfolio. 
  • Work collaboratively with site teams to support leasing execution and assist in closing and converting traffic. 
  • Provide escalation support and strategic guidance for underperforming assets or challenging leasing environments. 

Marketing & Execution Oversight

  • Oversee the execution of marketing campaigns, outreach initiatives, events, and digital marketing efforts to support leasing objectives across assigned properties.  
  • Leverage social media platforms and design tools to create engaging content and promotional materials aligned with brand standards. 
  • Ensure marketing initiatives are executed consistently and effectively across all sites. 

Turn / Move-In oversight

  • Coordinate and support the turn and move-in process across assigned properties to ensure readiness and a positive resident experience.  
  • Assist in developing and implementing comprehensive turn schedules and operational timelines. 
  • Partner with site teams to ensure all units meet company standards prior to resident move-in dates. 
  • Provide operational support during peak move-in periods to ensure successful execution. 

Operations & Compliance

  • Ensure compliance with company policies, procedures, brand standards, and legal requirements across all assigned properties.  
  • Maintain accountability for accurate and timely leasing, marketing, and operational reporting. 
  • Support cross-functional operational initiatives and special projects impacting leasing performance and resident experience. 
  • Complete assigned HR and operational responsibilities, including onboarding support and performance-related initiatives. 

Other 

  • Must be available for additional hours including evenings and weekends as needed based on business needs.  
  • Provides oversight for leasing operations during peak periods, ensuring smooth execution of move-ins, move-outs, and turnover activities are executed by the team. 
  • Must be able to occasionally lift and move objects up to 50 pounds as situations may require. This may include bending, stooping, and lifting throughout the workday. 
  • Must be able to complete all physical requirements of this role with or without a reasonable accommodation. 
  • Occasional travel may be necessary as needed.
Ideally, You'll Have:
  • High school diploma; college degree preferred but not required.  
  • 4+ years of experience in property management, leasing, or related fields, with multi-site experience preferred. 
  • Demonstrated leadership experience managing and influencing leasing teams across multiple locations. 
  • Proven track record of driving leasing performance, including occupancy, traffic conversion, renewal performance, and revenue outcomes across multiple properties. 
  • Demonstrated ability to lead, coach, and influence leasing team performance to achieve portfolio business goals. 
  • Experience supporting hiring, onboarding, training, and performance management initiatives for leasing staff. 
  • Strong ability to analyze portfolio performance data and translate insights into actionable leasing and marketing strategies. 
  • Demonstrated ability to exercise independent judgment and decision-making in a fast-paced, customer-facing environment. 
  • Strong communication, organizational, and problem-solving skills. 

 

You'll crush it if you have experience with

  • A proven track record in leasing within the student housing industry.  
  • Strong experience managing social media platforms, creating engaging content, and driving digital marketing campaigns across multiple properties. 
  • Proficiency in Canva or similar design tools is highly desirable for creating visually engaging graphics and promotional materials. 
  • Experience with Entrata or similar software for leasing, reporting, and portfolio performance management functions.
