We're actively seeking an experienced Property Manager, Community Manager, or Multifamily Leader to join our team as an Area Property Manager in Rapid City, SD. What You'll Do: As an Area Property Manager, you'll be responsible for the overall financial, operational, and physical performance of your assigned community while mentoring and supporting other Property Managers within the region.

Key Responsibilities:

Property Operations & Financial Performance:

  • Drive occupancy, leasing, renewal, and collection goals
  • Manage property budgets and maximize net operating income
  • Identify opportunities to increase revenue and control expenses
  • Review financial performance and implement action plans as needed

Team Leadership & Development:

  • Lead, coach, and develop on-site teams
  • Mentor Property Managers and Assistant Property Managers
  • Conduct training, performance reviews, and team meetings
  • Foster a positive, accountable, and high-performing culture

Resident Experience:

  • Deliver exceptional customer service and resident satisfaction
  • Resolve resident concerns professionally and promptly
  • Support resident retention through engagement and relationship-building
  • Ensure maintenance requests are completed accurately and on time

Compliance & Administration:

  • Ensure compliance with Fair Housing and all applicable laws
  • Maintain accurate property records, leases, reports, and documentation
  • Review marketing efforts to ensure maximum effectiveness
  • Partner with regional leadership to achieve operational goals

What We're Looking For:

  • 5+ years of multifamily property management experience
  • Proven experience leading and developing teams
  • Strong understanding of leasing, collections, budgeting, and resident relations
  • Experience with Yardi or similar property management software
  • Working knowledge of Fair Housing and multifamily regulations
  • Exceptional leadership, communication, and problem-solving skills
  • Ability to manage multiple priorities while maintaining attention to detail

Compensation & Benefits:

  • $65K - $72K Annually DOE
  • $1500 Quarterly Property Performance Bonus
  • Monthly Delinquency Bonus
