Asset and Development Manager

About the Role Optimal Services LLC, a sister company of Paradise Energy Solutions LLC, is seeking an organized, strategic, and self-motivated Asset & Development Manager to help oversee and grow a diverse portfolio of real estate, hospitality, telecommunications, and energy-related assets. This role serves as a key operational and strategic partner to company ownership, helping manage existing properties and investments while supporting the development of new opportunities across multiple affiliated businesses. The ideal candidate is equally comfortable managing day-to-day operations, improving systems and processes, coordinating projects in the field, and contributing to long-term business initiatives. This is a unique opportunity to work directly with ownership and play an active role in shaping and supporting a growing portfolio of ventures. What Were Looking For in an Asset & Development Manager Operationally Strong You can effectively oversee processes related to vacation rentals, residential leasing, commercial property management, and asset maintenance. You are organized, detail-oriented, and capable of balancing office responsibilities with field work and property inspections. Strategically Minded You enjoy improving systems, solving problems, and helping businesses grow. You can research opportunities, support new ventures, and assist ownership in evaluating investments, property acquisitions, and development initiatives. Experienced & Tech-Savvy You have experience in property management, hospitality, facilities oversight, asset management, or related fields. You are comfortable using technology, software systems, and reporting tools to monitor operations and improve efficiency. Relationship-Oriented You communicate professionally and confidently with tenants, guests, vendors, contractors, business partners, and company leadership. You are humble, adaptable, self-motivated, and collaborative. Comfortable with Future Workplace Transitions You are able to work from our Lancaster office and are willing to transition to our new office location in Mount Joy when it opens in late 2027. Responsibilities of the Asset & Development Manager Asset & Property Management Oversee operations for vacation rentals, long-term residential properties, and commercial facilities Coordinate maintenance, repairs, vendor relationships, and capital improvement projects Monitor property performance to help ensure long-term value and profitability Conduct property visits and inspections as needed Support a high-quality guest and tenant experience through effective communication and follow-through Business Development & Strategic Initiatives Support ownership in evaluating real estate acquisitions, development projects, and investment opportunities Conduct real estate, market, and land-use research to support acquisition and development strategies Assist with research, planning, and process development for emerging business ventures Participate in property acquisition, subdivision, development, and divestiture projects Prepare, coordinate, and execute real estate documentation and transactions, including easements, rights-of-way (ROWs), leases, purchase agreements, and related property agreements Coordinate with attorneys, surveyors, municipalities, engineers, utility providers, and external stakeholders regarding land rights, easements, ROWs, and development-related transactions Maintain organized records and tracking systems for property interests, transaction documentation, and land agreements Help identify and develop land opportunities for solar and telecommunications initiatives Telecommunications & Infrastructure Monitor and manage telecommunications tower assets and leases Coordinate site preparation and infrastructure development projects Support marketing efforts and assist with negotiating colocation agreements with cellular carriers Reporting & Collaboration Track asset performance and assist with operational and investment reporting Collaborate across affiliated companies to support strategic growth initiatives Serve as a trusted partner to ownership in executing business priorities Preferred Qualifications of our Asset & Development Manager Experience in property management, real estate development, facilities management, hospitality operations, or related industries Strong organizational, project management, and problem-solving skills Experience coordinating vendors, contractors, or property-related projects Familiarity with easements, rights-of-way, land development processes, or real estate transactions is a plus Financial analysis, reporting, or investment tracking experience is a plus Willingness to travel for property visits and project coordination What We Offer our Asset & Development Manager Competitive compensation based on experience Opportunity to work directly with ownership on meaningful projects and long-term business initiatives Professional growth opportunities across multiple industries and business ventures Thorough onboarding and training Medical, dental, and vision insurance PTO rollover and paid holidays 401(k) with company match Company-paid short-term disability and life and AD&D insurance Voluntary long-term disability, life, and AD&D coverage Company-provided laptop and cell phone Why This Role Is Unique Work directly with ownership as a trusted operational and strategic partner Help manage and grow a diverse portfolio spanning real estate, hospitality, energy, and telecommunications Contribute to both established operations and emerging business ventures Join a stable, values-driven organization with an entrepreneurial mindset Play a meaningful role in shaping systems, processes, and long-term investments About Optimal Services LLC Established in 2025, Optimal Services LLC supports a growing portfolio of affiliated companies including Paradise Energy Solutions LLC, Upward Broadband LLC, Sunstream Energy LLC, Gap Brothers Holdings LLC, Strickler Investments LLC, and Benezette Rental Cabins.
