Job OverviewAssistant Building Engineer – Full‑time, 40 hours per week. Working Monday–Friday, 8:30 am–5:00 pm with on‑call emergency coverage and backup as needed.Salary: $33–$36 per hour based on experience.Benefits: Medical, Dental, Vision, Life, LTD, and 401(k).ResponsibilitiesMaintain, repair, and replace HVAC and mechanical system equipment in assigned residential buildings.Assist with or supervise maintenance and repair of air conditioning, heating, plumbing, electrical lighting, utilities, elevators, fire sprinkler, standpipe, hot water heaters, electric door answering systems, fire alarm systems, garage door openers, and other building equipment.Assist the Building Engineer and maintenance staff with overall upkeep and repair of buildings.Oversee day‑to‑day contractor work for building systems.Provide on‑call emergency coverage and backup services.Execute and implement preventative maintenance programs and related physical work.Respond to service requests and recurring complaints, troubleshoot, and repair building systems.Manage work orders, document system status, and record inspections to comply with tenant accreditations.Collaborate with the Property Manager, Building Engineer, and Maintenance Assistants to assess priorities and coordinate assignments.QualificationsFive (5) or more years of experience in residential building maintenance, troubleshooting, repair, and system management.3rd Class Engineering License.Customer‑service orientation with strong verbal and written communication, effective listening, problem‑solving, and dispute‑resolution skills.Ability to interact effectively with management, staff, peers, and Board of Directors as required.#J-18808-Ljbffr
