Assistant Property Manager - Commercial
Summary
We are currently searching for an experienced Assistant Commercial Property Manager, and the position is located in the West San Fernando Valley. This position supports the Senior Property Manager in the management of Commercial Office, Industrial, Warehouse, and Medical properties located throughout the San Fernando Valley and Ventura County.
Qualifications
• Minimum of 3 years of property management experience as an Assistant Property Manager.
• Experience supervising multi-site staff, including day porters and contracted security personnel.
• Minimum High School Diploma or GED
• Exceptional written and verbal communication skills providing clear direction to staff, vendors, regulatory agencies and tenants.
• Ability to define problems, collect data, establish facts, and draw valid conclusions.
• Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents.
• Strong math skills to calculate discounts, interest, commissions, proportions, percentages and area.
• Ability to understand technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
• Experience with property management software
• Ability to effectively communicate with vendors regarding technical issues, scheduling, coordination with other trades and negotiation of terms.
• Clean driver’s license, automobile with valid insurance
General Duties
• Handle day-to-day operations of assigned properties, fielding incoming tenant and vendor calls and requests via voicemail, phone, fax, and email.
• Assist Tenants and Vendors with questions/inquiry/complaints
• Assist prospective tenants, lenders insurance brokers for all the properties
• Field after-hours calls from tenants/vendors/alarm emergency calls.
• Schedule work with vendors and contractors for the properties. Issue work orders as needed, follow up to completion, and close work orders.
• Inspect properties on a minimum monthly basis and follow up with maintenance requirements per inspection and budget requirements.
• Compose and issue notices and correspondence to tenants and vendors. Maintain property, leasing files, and tenant notes.
• Generate lease documents, including proposals; maintain checklists and follow-up for the tenant move-in process, including liaison for contractors, subcontractors, vendors, tenant, brokers, and the internal accounting department.
• Maintain checklists and tend to move-out procedures and follow-up.
• Assist the Senior Property Manager in the budget process.
• Other property management duties as assigned by the Senior Property Manager.
