Assistant Community Manager Marlboro, NJ $70,000 – $80,000 / year
OVERVIEW A self-managed homeowners association is hiring an Assistant Community Manager to help run the day-to-day side of a large single-family home community. You’ll work closely with the Property Manager and Board of Trustees, acting as a go-to contact for homeowners while keeping the financial and administrative side of the community running smoothly.
This is a strong fit for someone who already knows HOA operations and wants more ownership over how a community is run.
WHAT YOU'LL DO
Handle day-to-day HOA operations and serve as a go-to contact for homeowner questions and concerns
Manage dues collection and accounts receivable, following up on delinquencies as needed
Prepare and review monthly financial reports for the Board
Process architectural committee requests and track approvals
Coordinate clubhouse scheduling and resident use of community amenities
Oversee vendor contracts for landscaping, pool maintenance, snow removal, and major repairs
Support the Property Manager and Board of Trustees on operational decisions and community initiatives
Respond to resident communications across phone, email, and in person
Help enforce community rules and architectural guidelines consistently and fairly

WHAT IT TAKES
2–4 years of HOA or community association management experience
Comfortable managing AR, dues collection, and monthly financial reporting
Experience working with a Board of Trustees or similar governing body
Strong written and verbal communication skills for resident-facing work
Organized enough to track vendor contracts, architectural requests, and amenity scheduling all at once
Working familiarity with landscaping, pool, snow removal, and general property maintenance vendor management
Professional, even-keeled approach to resident complaints and rule enforcement
CMCA or similar CAI certification is a plus, not required
