The position reports to the Director of Services and manages Health Science Campus maintenance operations, maintenance planning, preventive and corrective maintenance coordination, AiM CMMS utilization, work order accountability, inspections, customer service, and reporting. The position supervises the comprehensive campus maintenance operations team consisting of a Quality Control Manager, Maintenance Supervisor, Crew Lead, two Maintenance Technicians, and an HVAC/Controls Technician.This position serves as the primary facilities operations liaison for the Health Science Campus and coordinates with building occupants in all HSC buildings, Facilities leadership, project managers, contractors, vendors, custodial contractors, in-house landscape staff, Environmental Health and Safety, and other University departments. The position manages the annual budget for maintenance operations, capital renewal/refurbishments, capital replacements, and ensures labor hours, material costs, building-related costs, and all expenditures are tracked through AiM and supporting fiscal processes.The position is responsible for both the campus and building-level maintenance operations and coordination for systems including HVAC, controls, electrical, plumbing, life safety, emergency generator systems, automatic transfer switches, emergency power panels, high-voltage service coordination, building envelope, site conditions, and related infrastructure. The position coordinates closely with the Central Utility Plant team regarding chilled water to the Health Science Campus, including planned outages, unplanned interruptions, issue escalation, occupant communication, and service restoration updates.

    Minimum and Additional Requirements

    Knowledge/Skills/Abilities- Extensive understanding of preventive and corrective maintenance programs for complex institutional facilities, including HVAC, controls, plumbing, electrical, life safety, emergency power, building automation, and general building systems.- Proficiency with AiM or similar CMMS platforms, including work order management, PM compliance, labor and material cost tracking, budget reporting, and maintenance performance reporting.- Experience training staff in CMMS utilization and ensuring accountability for timely and accurate documentation of labor hours, materials, costs, expenditures, and work completion.- Skilled in managing annual maintenance budgets and supporting capital renewal, refurbishment, and replacement planning.- Experience coordinating with CUP personnel regarding chilled water and steam outages affecting assigned buildings, while recognizing that CUP operations and maintenance are not direct responsibilities of this position.- Familiarity with emergency generators, automatic transfer switches, emergency power distribution, and high-voltage electrical coordination; high-voltage switching, testing, and maintenance must be performed by properly qualified personnel or contractors.- Strong leadership, communication, customer service, inspection, reporting, problem-solving, and team-building skills.- Understanding of safety practices, codes, regulations, lockout/tagout principles, PPE, and safe work practices in active facilities environments.- Skilled in coordinating preparation, response, communication, inspection, and recovery activities for hazardous weather and campus continuity events affecting the Health Science Campus, including storms, inclement weather, ice/snow, severe thunderstorms, tropical weather, flooding/water intrusion, and debris issues.

    Preferred Qualifications

    Preferred Qualifications- Bachelors degree in facilities management, engineering, construction management, business/public administration, or a related field and 8 or more years of progressively responsible experience in facilities maintenance operations, maintenance planning, building systems coordination, or construction turnover.- Experience in academic, research, healthcare-adjacent, laboratory, or high-visibility institutional facilities preferred.- Experience supervising maintenance personnel, using AiM or a similar CMMS, managing budgets, coordinating capital renewal/refurbishment and replacement planning, overseeing custodial contractor quality, and coordinating landscape inspections/projects is preferred.- Certified Educational Facilities Manager (CEFP) or Certified Facilities Manager (CFM) are also highly desirable.
