Job Description

Assists the Chief Engineer in overseeing the Engineering and Security departments and acts in the Chief Engineer's absence to ensure the functionality and safety of the facility, including the physical building, mechanical equipment, electrical systems, heating and cooling systems and life safety systems in accordance with local, state and federal laws and regulations. Assigns work, supervises staff and verifies the completion of all routine maintenance and repairs. The Assistant Manager will assist the Chief Engineer with interviewing, training, supervising, counseling, scheduling and evaluating Engineering and Security staff, collaborating with the Security Supervisor and Engineering Manager.

Based on the operational needs of The Inn (24-hour hotel). Expectation of leadership coverage 7 days a week, split between Chief & Asst. Manager. Include holidays & weekends.

JOB DUTIES:

Daily Operations and routine Maintenance

  1. Act in capacity of Chief Engineer during his absence.

  2. Have a thorough knowledge of:

  • Inn layout, features/services, hours of operation.
  • Room types, numbers and location.
  • Room availability and status for any given day.
  1. Monitor and maintain cleanliness, sanitation and organization of assigned

work areas.

  1. Knowledgeable of maintenance on all kitchen equipment.

  2. Inspect supply levels, cleanliness and organization of storage areas. Assign

designated personnel to rectify any deficiencies. Prepare requisitions for

reordering of supplies for both Engineering and security.

  1. Identify and recommend methods and techniques which are cost effective to

improve efficiency.

  1. Work with Chief Engineer in planning and ordering materials for special

projects. Coordinate with department heads to eliminate potential

scheduling conflicts.

  1. Monitor completion of work orders received from all Inn departments.

Ensure scheduled completion of all assigned tasks.

  1. Maintain timelines and work schedule for PM program of guest rooms and

public areas.

  1. Schedule and prioritize PM of kitchen, gas, and electric equipment.

  2. Oversee hotel HVAC equipment maintenance.

  3. Oversee monthly life safety tests throughout the Inn.

  4. Direct Security Supervisor in quarterly fire evacuation drills with all

departments.

  1. Additional responsibilities and tasks as required.

  2. Work directly with Security Supervisor in all fireworks planning and staffing.

Policy and Procedure Administration

  1. Directs the Security Supervisor in identifying hotel safety procedures and

ensure they are being updated and implemented.

  1. Maintain knowledge of and comply with all Inn departmental policies,

service procedures and standards.

  1. Respond as part of initial response team to any early warning or major fire

alarms.

  1. Daily check of Engineering pass down book and logs. Document pertinent

information. Follow up to assure completion of these problem areas and note

any information needed or safety concerns at the Inn.

  1. Review status of assignments and any follow-up actions with Chief Engineer

as needed.

  1. Work with Chief Engineer to schedule preventive maintenance work and

coordinate with the Director of Rooms and the Director of Food & Beverage.

  1. Participates in monthly Security meetings and reports back to Chief Engineer.

Guest Related

  1. Learn and implement IOBE service standards and Gracious Hospitality

philosophy.

  1. Anticipate guest needs, acknowledge and respond promptly - no matter how

busy or time of day.

  1. Resolve guest maintenance issues, ensuring guest satisfaction while retaining

positive guest relations at all times.

Budgetary & Operations

  1. Participate in departmental and operations meetings.

  2. Participate with the Chief Engineer in preparing the annual budget.

  3. Participate with the Chief Engineer in organizing and executing capital

projects.

  1. Recommend and implement energy saving methods.

  2. Recommend safety ideas; participate in fire prevention and other life safety

programs.

  1. Conduct monthly inspections in areas of responsibilities and take immediate

action on repairs as needed.

  1. Assist Chief Engineer in annual building and equipment inspections.

Supervisory & Counseling

  1. Ensure that assigned staff has reported to work; document any late or absent

employees

  1. Coordinate breaks for assigned staff.

  2. Prepare and distribute work assignments for staff and review priorities.

  3. Observe staff performance and ensure all procedures are completed to

departmental and service standards; rectify deficiencies with respective

personnel.

  1. Conduct training of staff as needed.

  2. Provide feedback on staff performance to Chief Engineer. Report disciplinary

issues and participate in the counseling of employees.

  1. Insure all staff assignments are completed and pertinent information

documented before staff leaves shift.

  1. Work with Chief Engineer to complete staff evaluations.

QUALIFICATIONS:

  1. High school graduate (or GED)

  2. Possess a valid NC driver's license

  3. Five years' facilities experience in building maintenance including

electrical, plumbing, HVAC and refrigeration.

  1. Previous experience in an upscale hotel/resort (4/5 star/diamond)

environment preferred.

  1. Demonstrated leadership and/or previous supervisory experience

required.

  1. Ability to effectively plan, organize, and coordinate

  2. Fluency in job related English, both verbal and written.

  3. Compute basic mathematical calculations (add, subtract, multiply and

divide numbers)

  1. Building trade licenses /certificates desirable

  2. Proficiency in Microsoft Word, Outlook, and Excel

  3. Carpentry skills desirable

  4. Working knowledge of:

  5. Building & safety codes

  6. Knowledge of commercial kitchen equipment.

  7. Knowledge of water treatment.

  8. Proper chemical handling and disposal

  9. Able to read blueprints, plumbing, and wiring schematics.

  10. Ability to use power and hand tools, meters, etc. as it relates to the technical trades.

  11. Ability to:

  • Enforce the Inns standards, policies and procedures with assigned staff.
  • Interpret manufacturer's literature for installation, preparation, use and upkeep of various equipment, materials and products.
  • Be well organized, prioritize and organize work assignments; delegate work.
  • Direct performance of assigned staff and follow up with corrections where needed.
  • Instruct/direct staff in the operation, maintenance and repair of equipment.
  • Motivate assigned staff and maintain a cohesive team.
  • Identify staff training needs and provide such training.
  • Be a clear thinker in pressure situations and exercise good judgment.
  • Focus attention on details.
  • Maintain the confidentiality of guests and proprietary information.
  • Work with minimal supervision.
  • Exert strong physical effort in transporting equipment, fixtures and
