Job Summary: The Preconstruction Assistant Project Manager will assist in the management, and coordination of all responsible parties for multiple projects during the preconstruction processes, including exchanging information with the end-user representatives during the programming and design progression phases. The Assistant Preconstruction Manager is also responsible for assisting in the management of the constructability review process for each project during the design phases and ensuring that the constructability review comments are incorporated into the design documents. Other responsibilities include drafting contracts for the execution process with outside contractors/consultants, coordinating with the Estimator for the creation of the project estimates/budgets, and assisting in updating the Preconstruction Schedule(s) for each project in the preconstruction phase.

Primary Tasks:

  • Draft and send Requests for Proposals (RFP's) and assist with the management of the selection process for design consultants, contractors, subcontractors, specialty consultants, and other entities as identified for project(s), and draft contracts for the execution process for those entities. Manage the execution of contracts/purchase orders for any Owner Direct Purchase Materials or equipment including interfacing with the design consultants for connections required or special requirements.

  • Assist in the organization of kick-off meetings and during the design progression stages and provide meeting minutes to all affected parties/stakeholders.

  • Interface with the end user for the space, especially during programming and schematic design phases, to ensure all parties have reviewed and approved the design concept before moving into Design Development and manage the design consultant progression of design deliverables including programming, schematic design, design development and construction documents.

  • Assist in the review of all contractor submitted schedules, constructability reviews, cost estimates, Guaranteed Maximum Price (GMP) proposals, and subcontractor award selections.

  • Coordinate with the Construction Field Teams throughout the design phase(s) for each project to gather feedback and apply lessons learned into the design(s).

  • Assist in the management of the hand-off of projects from the preconstruction phase to the construction phase, including providing all required documents to the Construction Field Teams.

  • Ensure proper archiving of all preconstruction documents and contract documents and ensure each outside entity contracted on a project has the proper and adequate insurance(s) throughout the preconstruction phase and said insurance(s) are valid entering the construction phase.

  • Coordinate with the Estimating Team to provide calculated and researched cost estimates for each design deliverable through the preconstruction phase.

  • Assist in updating the Preconstruction Schedule(s) for each project within the preconstruction phase and communicate to each stakeholder or entity any deliverable dates or significant schedule changes.

  • Perform other duties as assigned.

Required Education and Experience:

  • Associate's degree in civil engineering, construction management, or a business-related discipline
  • Knowledge of Bluebeam construction software
  • Ability to interpret construction documents
  • One (1) year of technical writing experience with an emphasis on contracts and construction documents
  • Two (2) years of construction or preconstruction experience
