Assistant Project Manager

Our client is a well-established General Contractor specializing in high-end residential construction and renovation in Manhattan and the surrounding Tri-State area. Their portfolio includes townhouses, condominiums, and private residences built to the highest standards of craftsmanship and finish. They are seeking an Assistant Project Manager to support a Project Manager on one or more active projects.
Role Summary
The Assistant Project Manager is the lead administrative partner to the Project Manager, responsible for the orderly flow of information between the GC, subcontractors, vendors, and the design team. The APM owns the project documentation, supports budget and schedule tracking, and helps drive day-to-day coordination from pre-construction through close-out.
Key Responsibilities
- Maintain project schedules and flag potential delays to the Project Manager and Superintendent.
- Manage the RFI, submittal, and shop drawing process, including logs and follow-up.
- Prepare and track change orders, commitment documents, and subcontractor agreements.
- Support trade buy-out and proposal development; assist with minor scope buy-outs directly.
- Reconcile job costs against budget and coordinate with accounting on client invoicing. • Maintain drawing sets, specifications, and all project files in both physical and electronic form.
- Prepare meeting agendas, attend job site and client meetings, and produce meeting minutes.
- Produce daily logs and transmittals; keep documentation current and accessible.
- Assist with punch list development and close-out deliverables, including owner manuals.
- Interface with the design team, subcontractors, and suppliers to keep the project moving.
Qualifications
- 1-3 years of experience as an Assistant Project Manager in high-end residential or comparable commercial construction.
- Bachelor's degree in Construction Management, Architecture, Engineering, or a related field preferred.
- Working knowledge of construction terminology and the ability to read and interpret drawings and specifications.
- Proficiency in Procore, Microsoft Project, Excel, Word, and Outlook.
- Familiarity with Bluebeam, AutoCAD, or similar drawing tools is a plus.
- Strong written and verbal communication skills; comfortable with design teams and sophisticated clients.
- Highly organized, detail-oriented, and able to manage multiple priorities across overlapping projects.
- Team-oriented with a professional presence on the job site and in the office.
