Assistant Property/Facilities Manager
Location: Little Falls, NJ (local travel required)
Salary: Approximately $85,000 (commensurate with experience)

We are seeking an experienced and proactive Assistant Property Manager/Faclilies Manager to oversee the daily operations and maintenance of a portfolio of apartment communities. This role is responsible for managing building systems, supervising maintenance teams, ensuring compliance with local laws and ordinances, and supporting overall property performance.

Key Responsibilities
Oversee the operation and maintenance of building systems, including HVAC, electrical, plumbing, and mechanical equipment
Supervise maintenance staff and external vendors to ensure timely completion of repairs, preventive maintenance, and capital improvement projects
Utilize property management software to track work orders, inventory, apartment turnovers, and maintenance schedules
Partner with the leasing team to ensure units are turned over efficiently and occupied quickly to maximize revenue
Conduct routine property walks and inspections to proactively identify and resolve maintenance issues
Coordinate property upgrades and repairs, ensuring compliance with company policies, safety standards, and project timelines
Source and review proposals from third-party contractors and vendors
Manage inventory, order supplies, and ensure proper upkeep of maintenance equipment
Maintain detailed records and provide reports on maintenance activities, inspections, and capital projects
Qualifications
Proven management experience within apartment maintenance or residential property management environments
Prior supervisory experience overseeing maintenance teams
Working knowledge of residential apartment leasing; direct leasing experience is a plus
Experience with property management software (AppFolio preferred)
Strong technical knowledge of maintenance, including HVAC, plumbing, electrical, drywall, painting, and general repairs
Excellent leadership and communication skills
Strong organizational and project management abilities, with the capacity to manage multiple priorities
Valid driver's license and ability to travel locally between properties as needed
Bilingual (Spanish/English) is a plus
