Assistant Property Manager

We are currently seeking an Assistant Property Manager to assist in the daily operations of an Affordable Housing Apartment Community at Riverside Apartments in Tarpon Springs, FL. The ideal candidate will have extensive Tax Credit experience, and previous leasing experience. Only candidates with previous working experience in affordable housing will be considered. Tarpon Springs is a 304-unit multi-family Community.

Summary of Essential Job Functions:

\n

- Responsible for Annual, Move Ins, Move Out and Maintaining 100% Occupancy and processing rent to Section 8 and LIHTC.

\n

- Understanding the proceeding on calculating assets in accordance with the 4350.3 Handbook.

\n

- Review applicant files and ensure compliance with Section 8 and LIHTC program eligibility requirements- Calculate rents for annual and interim recertifications.

\n

- Understanding when to run the EIV Reports in accordance with the company policies in place

\n

- Assist in the preparation of leases and other application forms.

\n

- Identifying households with income discrepancies and creating repayment agreements

\n

- Ensure the collection and deposit of all resident payments.

\n

- Assist in unit and building inspections.

\n

- Additional responsibilities may be required based on the property's needs.

\n

- Ability to collaborate with coworkers to ensure the smooth operation of daily office activities, in line with Orbach Affordable Housing expectations.

\n

- Knowledge of Project Based Section 8, voucher, and LIHTC programs is essential.

\n

- Excellent written and verbal communication skills.

\n

- Strong attention to detail and a commitment to accuracy.

\n

- Team player with a positive, can-do attitude.

\n

- Ability to manage multiple tasks simultaneously with effective prioritization.

\n

- Reliable transportation to the property is essential to ensure timely attendance for daily business operations.

\n

- Proficiency in RealPage, OneSite, Microsoft Word, Outlook and Excel.

\n

Work Schedule:

\n

Monday–Friday, 8:30 AM–5:30 PM,

\n

With every other Saturday 10:00am - 5:00pm as needed.
