The Role


The Assistant Property Manager (APM) works directly under the Property Manager and is a core member of the building operations team. This is a hands-on role that touches every part of day-to-day property management — from resident relations and vendor coordination to compliance, collections, and administrative oversight.

What You’ll Do


Resident Relations & Communication


•       Serve as a primary point of contact for resident inquiries, concerns, and complaints — responding with professionalism and urgency
•       Communicate proactively with tenants on building updates, maintenance schedules, and policy matters
•       Address and escalate issues appropriately, ensuring no concern falls through the cracks



 Operations & Maintenance Coordination



•       Coordinate with vendors, contractors, and building staff to facilitate repairs, maintenance, landscaping, and building services
•       Inspect property conditions regularly and flag issues before they escalate
•       Track open work orders and ensure timely completion and follow-up



 Administrative & Financial


•       Collect monthly rent and fees; maintain accurate records of payments and rental activity
•       Manage resident files, lease renewals, property registrations, and compliance documentation
•       Support budgeting, accounts payable tracking, and financial reporting under PM direction
•       Assist with advertising, unit showings, and applicant coordination



 Compliance & Reporting


•       Maintain awareness of local housing regulations, anti-discrimination laws, and agency requirements (HPD, DOB, DHCR)
•       Report all material issues, violations, or concerns to the Property Manager promptly and completely
•       Support the Property Manager in preparing owner/board communications and reports

•       Problem-solver by instinct: you diagnose issues and move toward solutions, not away from them
•       Conflict resolution skills — calm, professional, and effective under pressure
•       Understanding of NYC housing and anti-discrimination laws
•       Bilingual English/Spanish a strong plus



 Education & Experience



•       High school diploma or equivalent required; bachelor’s degree in business, real estate, or related field preferred
•       Prior experience in property management, residential real estate, or a customer-facing administrative role
•       Proficiency in Microsoft Office and property management software (required)
•       Basic bookkeeping skills
•       Computer proficiency and comfort navigating productivity software (Google Workspace, Microsoft 365, or equivalent)
