• Pay Rate: $34.00 $37.00 / Hour (USD)
• Travel Requirements: 50% travel (expense eligible); valid driver's license required

Job Summary

The Assistant Right of Way Specialist will negotiate agreements and support land and right of way activities on behalf of the client, including managing easements, encroachments, and real property documentation. This role requires approximately 50% travel (expense eligible) and a valid driver's license.

Key Responsibilities

• Negotiate agreement for right of way easements on client's behalf
• Negotiate removal or establish license agreement for encroachments on client's transmission easements or fee right of way
• Desktop review and field verification of potential encroachments
• Analyze, prepare, review and interpret Land and Right of Way related agreements, deeds, easements, leases, permits and licenses
• Complete rights and restriction reviews
• Research and review of real property-related documents
• Understand and interpret easement agreements
• Support translation of data from Right of Way documents into a stakeholder management database
• Complete document research as needed
• Manage and prioritize workload
• Support client needs as directed
• Efficient at working independently as well as in team environment

Required Skills

• Ability to read and understand title and appraisal reports and land surveys
• Demonstrated knowledge of general real estate law
• Demonstrated understanding of real estate title work
• Demonstrated ability to work as an effective team member
• Excellent written and verbal communication skills
• Ability to work independently
• Excellent organizational and time management skills with the ability to prioritize and meet deadlines
• Demonstrated presentation skills
• Attention to detail and ability to multi-task
• Experience with database system management
• Must be proficient in the use of computer software (i.e. Microsoft Word, Excel, PowerPoint)
• Must meet standards to qualify for and maintain the Company's vehicle driving privileges as outlined in the Company's Motor Vehicle Safety Policy
• Valid driver's license required

Preferred Skills

• SR/WA designation preferred, or other certification from the International Right of Way Association (IRWA) preferred
• Real Estate Broker preferred, or Sales License preferred

Education Requirements

• High school diploma with a minimum of 5 years of relevant experience
• Associate's degree with a minimum of 3 years of relevant experience
• Bachelor's degree with a minimum of 2 years of relevant experience

Required Experience

• Minimum 2 years of relevant experience (with Bachelor's degree); minimum 3 years (with Associate's degree); minimum 5 years (with high school diploma)
• Experience negotiating right of way easements, encroachment agreements, or related land and real property matters

Work Environment / Physical Requirements

• Approximately 50% travel required; travel is expense eligible
• Must possess and maintain a valid driver's license
• Must meet company Motor Vehicle Safety Policy standards for vehicle driving privileges
