What Youll Be Doing

As an Assistant Service Manager, youll partner closely with the Service Manager to keep the community operating at its best. Your responsibilities will include:

  • Assist in leading, coaching, and developing a team of Maintenance Technicians while promoting a positive, team-focused culture.
  • Help oversee daily maintenance operations, including work orders, apartment turns, preventive maintenance, and scheduling priorities.
  • Troubleshoot and perform repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, and other general maintenance systems.
  • Support inventory management by maintaining adequate supplies, tools, and maintenance materials.
  • Conduct routine inspections of buildings, grounds, and vacant apartments to ensure company standards are met.
  • Participate in the rotating on-call schedule and respond to after-hours emergencies as needed.
  • Partner with the Service Manager on special projects and additional maintenance responsibilities that support the success of the community.

Compensation & Incentives

  • Base Pay: $25.00 - $27.00 per hour
  • Up to 50% Rent Discount
  • Property Staff Shared Renewal Commissions
  • Morgan Essentials: $300 quarterly
  • On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule

  • Monday - Friday: 8:00 AM - 4:30 PM
  • Rotating paid on-call schedule required
  • Availability for weather-related and property emergencies required
  • Schedule may vary based on business needs.

What Were Looking For

  • Active, valid drivers license and reliable transportation.
  • At least 3 years of maintenance experience, preferably in multifamily housing or a related maintenance field.
  • Previous experience assisting with team leadership, mentoring, or coordinating maintenance operations preferred.
  • Working knowledge of HVAC, plumbing, electrical, appliances, carpentry, and general building maintenance.
  • Comfortable using smartphones, mobile maintenance applications, email, and other technology platforms.
  • Strong organizational skills, a positive attitude, and a commitment to delivering outstanding customer service.

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
