Job Location: 1345 6th Avenue, 18th Floor, New York, NY 10105

Associate, Development needed by Welltower, Inc. in New York, NY to Coordinate all planning approvals to ensure they are obtained within the required timeframe and budget. Track and closely monitor all project costs to ensure completion within budget. Oversee the preparation of monthly project updates for tracking with Development Manager and stakeholders. Provide input and collaborate with Investment Team counterparts for investment committee presentations. Perform due diligence of prospective direct developments and development partners. Participate in vetting, managing, and supporting development partner relationships. Review development proposals and all development components prior to deal closing including performing development cost analyses, pre-acquisition checklists, plan reviews, and due diligence checklists. Manage all third-party providers including architects, engineers, consultants, developers, and contractors working for or on behalf of the Company, either directly or indirectly, to ensure alignment with the objectives of the Company and its partners and stakeholders. Support proactive oversite of third party-development projects to support on-time and on-budget completions. Oversight of development guidelines for various municipalities, including general plan guidelines, zoning regulations and any other regulations critical to development. Review site and building design documents. Lead/manage land development, entitlements and permitting. Organizes and create development tools to include schedules, budgets, and programs. Provide standardized and ongoing and accurate reporting of development and construction activity to ensure projects are on time and on or under budget. Analyze, collect, and present data as needed or required by partners and stakeholders with respect to construction and development projects. Ability to understand, articulate, and support by obtaining both revenue and cost related project milestones. Organize and categorize development guidelines for various municipalities including general plan guidelines, zoning regulations, and other guidelines/regulations critical to development. Visit, inspect, and problem solve complex issues in the field. Apply knowledge with project tracking tools including Microsoft Project, and Procore. Apply experience with financial modeling, feasibility analysis, and budget tracking for real estate development project. Apply understanding of local, state, and federal real estate regulations, zoning laws, and permitting processes. 25% domestic and international travel required.

Minimum Requirements: Requires a Bachelor's degree, or foreign equivalent degree, in Real Estate, Business, Architectural Design, or Construction Management and 2 years of experience in the job offered or 2 years of experience in a related occupation applying knowledge with project tracking tools including Microsoft Project, and Procore; applying experience with financial modeling, feasibility analysis, and budget tracking for real estate development project; applying understanding of local, state, and federal real estate regulations, zoning laws, and permitting processes. 25% domestic and international travel required.

COMPENSATION

Salaries may vary by location. The range for this role in New York City, NY is $132,098 to $195,000 plus bonus. Final compensation determinations are made based on a variety of factors, including, but not limited to, the candidate's individual experience, education, and skill level; business strategic priorities; primary office location; scope and anticipated strategic impact of the role.
