    POSITION SUMMARY

    The Associate Property Manager is responsible for assisting with the overall operations, budgeting, client relations and management of commercial properties.

    ESSENTIAL JOB FUNCTIONS:
    • Produces and manages operating budgets for commercial assets
    • Contributes to the preparation of monthly management and financial reports
    • Solicits bids from vendors for work performed in buildings and award contracts
    • Develops and maintains a working knowledge of all vendor contracts and ensures compliance with the same
    • Assists with establishing and maintaining a proactive tenant relations program
    • Obtains familiarity with tenant leases and particularly with clauses affecting the operation of the building
    • Assists in determining appropriate capital investments that will increase returns for investors and drive bottom line performance
    • Oversees a maintenance team ensuring tasks are completed efficiently and in a timely manner
    • Ensures positive relations with office and retail clients
    • Oversees renovation projects within portfolios
    • Optimizes Total Gross Revenue of each property
    • Creates annual budgets, continually making changes to increase efficiency in operations, occupancy, and profitability year over year. Complete draft due Nov. 15, final budget approved by Dec. 21
    • Manages property expenses with coordination of the annual budget
    • Ensures that tenants and vendors comply with insurance requirements and coordinates all liability and property casualty claims as required
    SPECIFIC EDUCATION OR EXPERIENCE:
    • Bachelor's degree in business management or a related field
    • Affiliate Broker licensure preferred
     

    PHYSICAL DEMANDS AND WORK ENVIRONMENT:

    • Frequently sit, stand and walk
    • Regularly required to talk or hear
    • Frequently required to use hands or fingers to handle or feel objects, tools or controls
    • Occasionally required to climb or balance, stoop, kneel, crouch or crawl
    • Occasionally lift and/or move up to 25 pounds
    • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus
    • The noise level in the work environment is usually moderate
    • Temperature in the workplace is typically moderate
     

    TRAVEL REQUIREMENTS:

    This position requires local travel up to 25% of the time.
