Attorney – Commercial Title Underwriting Are you an attorney looking to build your career in commercial real estate and title insurance? We're seeking an Attorney to join a well-established national commercial title operation handling sophisticated real estate transactions throughout Pennsylvania and across the country. This is an outstanding opportunity to work on very complex commercial transactions, collaborate with experienced professionals, and receive comprehensive training while building a long-term career with a respected organization.
Corporate Attorney Responsibilities:
Review title commitments, title searches, and title reports for commercial real estate transactions to identify ownership issues, liens, encumbrances, easements, and other matters that could impact whether title can be insured or transferred.
Review surveys, legal descriptions, property records, easements, restrictions, and other documents to identify possible property, ownership, or title concerns before closing.
Identify and help resolve title problems, including unpaid liens, unreleased mortgages, ownership discrepancies, tax issues, probate matters, and other issues that could prevent a successful closing.
Prepare title commitments, title insurance policies, and endorsements that clearly explain the coverage being provided and any requirements that must be completed before closing.
Review title objections, customer questions, and requests for additional coverage, and work with attorneys and clients to find solutions that meet business needs while managing risk.
Research and review deeds, mortgages, leases, company documents, court records, and other legal documents to confirm ownership rights and determine how they affect title insurance coverage.
Use legal knowledge and sound judgment to evaluate risks, make underwriting decisions, and determine what additional information or documentation may be needed before issuing title insurance.
Communicate with attorneys, lenders, buyers, sellers, developers, and other parties to explain title issues, answer questions, and provide recommendations for resolving problems.
Provide guidance and support to internal teams by helping answer complex title and underwriting questions.
Work closely with closing teams to identify and resolve title issues early, helping keep transactions accurate and on schedule.
Coordinate with teams across multiple offices on commercial transactions involving properties in different locations to ensure consistent and timely service.
Build strong relationships with commercial real estate attorneys, lenders, developers, brokers, and clients by providing reliable legal and underwriting support.
Participate in client meetings and business development activities to maintain current relationships and support new business opportunities.
Stay current on title insurance practices, real estate laws, and underwriting guidelines to provide accurate and informed recommendations.
Manage multiple transactions at the same time while maintaining strong attention to detail, meeting deadlines, and delivering excellent service.
Attorney Requirements:
