Bilingual Leasing/Recertification Specialist - Affordable Housing Community

We are seeking an experienced Bilingual Recertification Specialist (Spanish/English) to support the compliance and occupancy requirements of affordable housing communities in Newark, NJ. This position is responsible for accurately processing annual and interim recertifications for residents in HUD Project-Based Section 8 and LIHTC properties while ensuring compliance with applicable federal, state, and program requirements.

The ideal candidate has hands-on experience with affordable housing recertifications, resident interviews, income and asset verification, EIV, HUD requirements, and maintaining accurate resident files. The candidate must be able to communicate effectively with residents in both English and Spanish.

Required Qualifications

• High school diploma or GED required.

• Minimum of 3 years of experience in affordable housing, property management, occupancy, or housing compliance.

• Hands-on experience processing HUD Section 8 and/or LIHTC annual and interim recertifications.

• Working knowledge of HUD occupancy and income requirements.

• Experience reviewing income, assets, allowances, deductions, household composition, and supporting documentation.

• Experience with EIV and other income-verification systems.

• Bilingual Spanish-English with the ability to communicate effectively, both verbally and in writing, with residents and staff.

• Strong computer skills, including Microsoft Word and Excel.

• Excellent organizational skills and attention to detail.

• Ability to manage multiple recertification deadlines and follow established compliance procedures.

• Strong written and verbal communication skills.

• Ability to work professionally and effectively with residents and property management staff.

Preferred Qualifications

• Experience with Yardi Affordable, or similar property management software.

• Experience with HUD Project-Based Section 8 properties.

• Experience preparing for MORs, file audits, investor reviews, or state monitoring reviews.

• Knowledge of Fair Housing requirements.

This role is non-exempt and has an anticipated annual pay range of $20-$22 an hour for a new employee depending on a number of relevant factors including individuals’ experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations.  This position may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors.  This non-exempt role will be eligible for overtime for all hours worked in excess of 40 per week.  Full-time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the Company’s website.  To learn more about our company and our benefits, go to: https://pratumco.com/careers/
