ROLE SUMMARY:

The BIM/VDC Project Supervisor is a senior‑level, project‑based leadership role responsible for overseeing and coordinating all BIM and Virtual Design & Construction (VDC) activities for an assigned project across multiple trades. This position serves as the single point of contact for all VDC‑related communication with project stakeholders, ensuring consistent direction, unified messaging, and alignment of VDC deliverables with project scope, schedule, and construction strategy.

Operating with a high level of autonomy, the VDC Project Supervisor applies advanced technical and organizational knowledge to guide trade-level BIM/VDC teams, enforce project-specific standards, and manage cross-trade coordination. This role is accountable for establishing and maintaining the project BIM/VDC execution framework, resolving trade‑to‑trade conflicts, and ensuring that model‑based information supports coordination, fabrication readiness, installation planning, and record documentation.

While this position does not directly perform trade modeling or detailing, it provides project-level governance, quality oversight, and decision-making authority to ensure the VDC effort functions as a cohesive, project-aligned system. The VDC Project Supervisor collaborates closely with Project Management, Field Operations, Manufacturing/Prefabrication teams, and external partners to reduce risk, eliminate rework, and deliver accurate, coordinated, and constructible project information.

ESSENTIAL DUTIES:

Project‑Level VDC Leadership & Governance

• Serve as the primary BIM/VDC point of contact for the project, providing a single, consistent source of direction and communication to internal teams and external stakeholders.
• Oversee all BIM/VDC activities for the assigned project across mechanical, plumbing, sheet metal, and other applicable trade scopes.
• Ensure VDC deliverables align with project scope, contractual requirements, schedule milestones, and construction sequencing.
• Provide project‑level decision‑making and conflict resolution for cross‑trade BIM/VDC issues.

BIM/VDC Planning & Execution Management

• Lead the development, coordination, and enforcement of the project BIM/VDC Execution Plan (BEP), including modeling goals, scope boundaries, level of detail expectations, and information exchange requirements.
• Define fabrication‑readiness expectations, VDC deliverable milestones, and model turnover requirements in coordination with Project Management and Field Operations.
• Ensure consistent application of project‑specific BIM/VDC standards across all trade teams.
• Monitor VDC progress and proactively identify risks, coordination gaps, or scope conflicts that may impact the project.

Cross‑Trade Coordination & Alignment

• Ensure coordination activities across all trades follow consistent workflows, issue tracking methods, and model management practices.
• Facilitate alignment between trade‑level Team Leads and Coordinators to ensure coordination outcomes are resolved holistically at the project level.
• Prevent conflicting or inconsistent responses by consolidating BIM/VDC decisions and communications before distribution.

Quality Control, Risk & Deliverable Oversight

• Establish and enforce project‑level quality control expectations for BIM/VDC deliverables.
• Implement review gates to confirm coordination closure, model integrity, and readiness prior to major VDC releases or construction use.
• Identify recurring quality or coordination issues and work with trade leadership to implement corrective actions.
• Ensure VDC documentation and record models align with project closeout and turnover requirements.

Manufacturing / Fabrication Interface

• Coordinate with Manufacturing or Prefabrication teams to define clear BIM/VDC handoff expectations, schedules, and information requirements.
• Ensure trade‑level BIM/VDC teams provide complete and accurate fabrication‑ready model outputs and spool‑intent information without assuming responsibility for spool production.
• Resolve project‑level issues related to fabrication readiness, sequencing, or model‑based information delivery.

Cross‑Functional Collaboration

• Work closely with Project Managers to align BIM/VDC activities with project controls, procurement needs, and construction strategy.
• Collaborate with Field Operations to ensure models support installation sequencing, constructability, and verified field conditions.
• Coordinate with General Contractors, designers, and external trade partners to support project‑wide BIM/VDC objectives.

MINIMUM REQUIREMENTS:  

Education & Experience

• 5–10+ years of experience in BIM/VDC, MEP coordination, or construction technology within the construction industry.
• Demonstrated experience leading BIM/VDC efforts on complex construction projects, preferably across multiple trades.
• Strong understanding of mechanical, plumbing, and MEP construction workflows, coordination processes, and field installation practices.

Technical Skills

• Advanced proficiency in BIM/VDC tools and coordination workflows, including Revit and Navisworks.
• Strong understanding of project‑level BIM/VDC standards, model organization, issue management, and information exchange practices.
• Familiarity with fabrication‑focused workflows and VDC handoffs to Manufacturing or Prefabrication teams.
• Proficiency in Microsoft Office applications (Excel, Teams, SharePoint, Outlook).

Leadership & Project Management Competencies

• Proven ability to lead cross‑functional and cross‑trade teams without direct supervisory authority.
• Strong decision‑making skills with the ability to resolve conflicts and provide clear, consistent direction.
• Ability to manage multiple stakeholders while maintaining alignment to project goals and standards.

PHYSICAL REQUIREMENTS:

• The minimum requirements for the role are specified and are necessary to succeed in the role’s application of tasks.
• This position requires the ability to lift and carry materials weighing up to 25 pounds on a frequent basis. The employee must be able to perform tasks involving physical labor, including lifting, pushing, pulling, and carrying materials, tools, or equipment. Manual material handling must be performed in accordance with OSHA safety standards and company policies to minimize risk of injury.
