Regional Property Manager
Location: Buffalo, NY (On-Site)
Employment Type: Full-Time
Compensation: $50,000 – $95,000 + Monthly Vehicle Stipend

Work Schedule & Travel
- On-Site schedule:
- Travel required: Weekly visits to all properties within the portfolio
- Monthly vehicle stipend and company gas card provided to support travel requirement
Position Overview
The Regional Property Manager is responsible for overseeing all aspects of multi-site operations including financial performance, occupancy, team leadership, and compliance. This individual will partner closely with senior leadership to implement strategies that improve performance, strengthen teams, and enhance resident satisfaction.
Key Responsibilities
Portfolio & Operational Leadership
- Oversee operations across multiple senior living communities
- Drive occupancy, revenue growth, and overall portfolio performance
- Ensure consistency in service delivery and operational standards
- Execute strategic initiatives to improve performance and efficiency
Financial Management
- Manage budgets and control expenses across properties
- Analyze P&L statements, occupancy trends, and financial reports
- Identify opportunities to increase NOI and improve cost efficiency
- Support forecasting and annual budgeting processes
Team Leadership & Development
- Lead, coach, and develop on-site leadership teams
- Support recruiting, hiring, and retention efforts
- Promote accountability, engagement, and high performance
- Provide ongoing performance feedback and development
Compliance & Quality Assurance
- Ensure compliance with company policies and regulatory requirements
- Maintain adherence to fair housing and senior living standards
- Conduct audits and ensure operational consistency across sites
Community Oversight
- Conduct regular property inspections and site visits
- Oversee unit readiness and turnover timelines
- Review resident files for accuracy and compliance
- Manage vendor relationships and contract performance
Qualifications
- 5+ years of experience in multifamily or senior living property management (multi-site required)
- 3+ years of experience leading a team of Property Managers
- Strong financial acumen with experience managing budgets and P&Ls
- Proven leadership experience across multiple locations
- Excellent communication, leadership, and problem-solving skills
- Ability to work independently and make sound business decisions
- Strong organizational and time management skills
- Proficiency in Microsoft Office; property management software experience preferred
Compensation & Benefits
- Base Salary: $80,000 – $95,000
- Monthly Vehicle Stipend + Company Gas Card
