Job Summary

The purpose of this position is to oversee production, efficiency, and the safety of the Buildings and Grounds Division. This is accomplished by supervising personnel who maintain municipal buildings, grounds, cemeteries, right of ways and building services. Responsibilities include scheduling employee duties and projects, initiating, reviewing, maintaining general administrative procedures, and responding to citizens requests and inquiries. Other duties include coordinating building and grounds maintenance projects and activities, and providing information, presentations, and general interaction with employees and City citizens.

The hiring pay range for this position is $84,635.20 to $93,098.72

Examples of Duties

  • Assists with office duties by generating payroll; supervising, instructing, and evaluating assigned personnel; preparing and submitting projected budget needs; initiating and maintaining daily office administrative duties; conducting and overseeing quarterly training; organizing and implementing department-wide training; preparing and submitting reports; and overseeing schedules and duties.
  • Oversees Buildings by monitoring computerized City Hall and Municipal Building HVAC; scheduling and supervising after hours and weekend maintenance operations; administering work orders; managing repairs and renovations to existing City buildings; and communicating with contractors and City staff.
  • Maintains grounds, cemeteries, right of ways, and urban forestry by managing the urban landscaping program; providing advice to City departments, firms or individuals engaged in tree planting; diagnosing diseases and inspect tree, shrub and other plant problems; insuring compliance with City cemetery ordinances and State general statues; and assisting in City communication with funeral homes and marker companies concerning ordinances.
  • Manages building services by supervising the scheduling of planned meetings and City events; overseeing staff proficiency; ensuring general daily building maintenance, inspecting buildings and grounds to determine repair and maintenance needs, and ensuring housekeeping and repairs are attended to.
  • Performs other duties as assigned.

Minimum Qualifications

Education and Experience:

  • An Associates degree, diploma or college equivalent in construction management, building trades, or facility maintenance and
  • 5 years or more of supervisory and related experience.

Required Abilities, Skills, and Knowledge:

Ability to:

  • Manage and monitor work performance of a department.
  • Recommend policy development and implementation.
  • Follow standard operating procedures.
  • Use analytical judgment and decision making.
  • Read, write and calculate real numbers.
  • Work cooperatively with City officials, other employees, and the general public.
  • Work safely without presenting a direct threat to self or others.
  • Meet the mental and physical demands of the position.
  • Work and manage personnel working in inclement weather and/or natural disasters which are sometimes 12-hour shifts but could be 24-hour shifts.

Skilled in:

  • Writing reports and preparing summaries using correct grammar.
  • Evaluating customer satisfaction.

Knowledge in:

  • Comprehensive, practical knowledge of multiple technical trade fields.
  • Knowledge of division budget process.

Special Requirements

Valid North Carolina drivers license and acceptable driving record.
