Step into a day as our Building Automation Commissioning & Controls Technician

You arrive on site in the Delaware, Camden NJ and Philadelphia area, coffee in hand, and open the latest control prints. After syncing with the superintendent and trade foremen, you confirm the mechanical systems are ready. Safety first—you complete permits and a job safety task analysis, noting any hazards or changes that affect scope. Then it’s time to power up controllers, download programs, bring the network online, and validate that every sensor and actuator behaves exactly as the Building Automation System (BAS) expects.

What you’ll tackle

  • Lead startup and commissioning of BAS in the field, ensuring installation is complete, correct, and safe before energizing.
  • Study project documentation—control drawings, plans/specs, and correspondence—to fully understand scope and sequences.
  • Coordinate with site leadership (superintendents, trade foremen, startup crews) to verify equipment readiness.
  • Execute site paperwork, permits, and job safety task analyses; identify and communicate hazards and any scope-impacting site changes.
  • Adhere to company, site, and OSHA safety policies at all times.
  • Apply power to controllers and peripherals; download programming, commission networks, and configure devices using vendor-specific tools and a laptop.
  • Verify field hardware by comparing live readings and commands to BAS values and expectations.
  • Functionally test systems through all operating modes to confirm the written sequence of operations.
  • Capture results in standard startup/commissioning forms—or build forms when none exist.
  • Generate and maintain punch lists; communicate progress and close items assigned by the project engineer/manager.
  • Assemble and submit a full commissioning package: startup/commissioning forms, marked-up as-builts, sequences, and completed punch lists.
  • Perform warranty, service, and preventive maintenance; document all work and provide reports to the office and customer.
  • Deliver owner training to ensure smooth handoff.
  • Maintain current backups of customer programming and graphics on the BSS server.
  • Execute system upgrades and software maintenance as required.
  • Support the Service Department with technical expertise on BSS controls projects.
  • Stay current on new products and applications by reviewing releases, collaborating with vendors, and performing assigned application development.
  • Other duties may be assigned.

What you bring

  • 5+ years of progressive experience starting up and servicing HVAC and controls systems.
  • Skill coordinating multi-trade activities across multiple job sites.
  • Professional, ethical presence with strong interpersonal skills.
  • Ability to translate complex technical concepts for both technical and non-technical audiences.
  • Strong written communication and solid command of software/tools relevant to Controls & HVAC.
  • Laptop capability to submit daily paperwork and timesheets.
  • Deadline-driven mindset with strong verbal communication.
  • Comfort with Windows and MS Office; proficiency with Microsoft Word, Outlook, and Excel.
  • Neat, professional appearance.
  • A Valid Driver’s License and clean DMV Record approved by our Auto Insurance is required.
  • Ability to operate a forklift and company truck.
  • Comfort working at heights (ladders, scaffolds, lifts) and lifting up to 50 lbs.
  • Willingness to participate in an on-call rotation as needed.
  • Knowledge of HMI and M2M interfaces.
  • High school diploma or equivalent; HVAC Journeyman and/or EPA Refrigeration License are a plus.
  • Valid driver's license.
