The Opportunity As a Building Engineer at Anchor, you will play an important role in ensuring the reliable day-to-day operation and maintenance of the properties within your portfolio. This role is responsible for supporting the efficient performance of building systems and maintaining a safe, well-functioning environment for tenants and visitors.

Responsibilities include:

  • Diagnosing, coordinating, and performing maintenance or repairs related to building systems such as HVAC, electrical, and plumbing
  • Partnering closely with the Property Management team to ensure timely service, strong building operations, and a positive tenant experience
  • Helping coordinate ongoing service and maintenance programs, supporting energy efficiency initiatives, and assisting with the cost-effective procurement of materials and supplies to maintain high standards across the portfolio

How youll contribute:

  • Operation, maintenance, and minor repairs of boilers, heater pumps, valves, appurtenances, and lines used in the distribution of steam and heated or processed water
  • Operation, maintenance, and minor repairs of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, and float valves, together with refrigerant lines and devices used to control temperature and air conditioning systems in their entirety
  • Operation, maintenance, and minor repair of pumps handling brines or other secondary refrigerating liquids, together with valves, appurtenances, and lines used in the system
  • Operation, maintenance, and minor repair of air compressors, together with distribution lines and valves and devices for air control
  • Operation, maintenance, and minor repair of water filters, softeners, piping, and pumps used in conjunction with water distribution, including sinks and toilet bowls, including supply lines, drains, water lines, and control devices
  • Operation, maintenance, and minor repair of electrical motors and engines used to power pumps, compressors, and fans
  • Operation of fuel oil systems, including pumps, valves, lines, and controls
  • Operation, maintenance, and minor repair of building automation systems for HVAC, including consoles, data gathering panels, remote sensors, and indicating devices
  • Operation, maintenance, and minor repair of sanitary sewer systems, sump pumps, including basins, water closets, urinals, and piping
  • Diagnosing, performing, or assigning to third-party vendors, as approved by Property Manager, all major, minor, and routine maintenance or repairs in a timely and professional manner
  • Assuring all service requests are prioritized and completed in a timely manner for multiple facilities, if necessary
  • Mentoring other Building and Maintenance team members in the San Diego region, including providing guidance in both technical and soft skills
  • Accurately documenting and updating work performed in the Angus Anywhere work order management system
  • Following up on completed service requests with tenants to ensure satisfaction, following up on service requests not completed in 24 hours to keep tenants apprised of status
  • Promoting good public relations with tenants, coworkers, and hospital staff by always displaying a friendly and courteous attitude towards tenants and others
  • In consultation with the supervisor, resolving disputes with service providers or creditors of the Owner in a private and discreet manner to the extent this is necessary
  • Completing or overseeing the completion of the preventative maintenance program
  • Maintaining accurate records to provide to Owner or others as required
  • Inspecting common areas, such as basements, stairwells, roofs, and vacant suites, routinely, and informing the Property Manager of any needed services and repairs
  • Completing special projects as may be assigned and prioritized by the team
  • Assisting with the tenant improvements projects as required by the Property Manager
  • Tracking utility usage, energy efficiency, and other operational costs, and offering suggestions to help reduce overall costs wherever possible
  • Ordering parts and supplies and maintaining inventory utilizing Anchor-approved inventory purchasing processes
  • Maintaining shop" appearance to required standards in order to facilitate quick assessment of supply inventory wherever supplies are stored
  • Maintaining proper equipment and equipment inventory to ensure warranty compliance
  • Obtaining bid comparisons for vendors and contractors and providing recommendations to property manager
  • Coordinating delivery and work schedules with vendors, contractors, and Property Manager
  • Performing effective emergency maintenance, including after hours, as required
  • Coordinating maintenance objectives and reviewing schedule with the Property Manager weekly
  • Performing and reporting on all work according to the safety standards of Anchor, Owner, OSHA, and state requirements
  • Assuring that all required inspections and tests are completed as required, including but not limited to elevators, backflow prevention devices, fire sprinklers, and alarms, and generators

What you bring:

  • General maintenance experience, including but not limited to light carpentry, plumbing, HVAC, and electrical capabilities, along with knowledge of safety procedures
  • Must be dependable and have the ability to work under the pressure of deadlines
  • Must be able to flex work schedules to accommodate changing priorities and after hours/weekend emergencies
  • Effectively communicate via phone, text, and email with the supervising Property Manager
  • The Engineer is responsible for keeping/updating tool/supply inventory on a quarterly basis
  • Basic tools will be provided
  • Must have expertise in at least two of the following and must acquire/maintain a professional certification in at least one of the following:
  • HVAC
  • Electrical
  • Plumbing
  • High school education or trade school required
  • HVAC, Electrical, Plumbing certification a plus
  • Healthcare-related experience also preferred

Additional requirements:

  • Extensive mobility and excellent physical condition
  • Ability to lift up to 100 lbs. as necessary
  • Ability to operate all necessary hand tools to make repairs
  • Ability to kneel, crouch, climb, crawl, etc. to reach items in need of repairs
  • Ability to drive to and from various job sites
  • A high tolerance to all extremes of hot and cold weather may be necessary
  • Must be knowledgeable and skilled in the safe use and upkeep of the following:
  • Hand tools
  • Various wrenches, screwdrivers, grips, sledgehammer, hammer, snips, saws, etc.
  • Power Tools
  • Grinder, sander, drill, saws, etc.
  • User-Moved Aids
  • Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, ladders, etc.
  • Mechanical Equipment
  • Motors, pumps, compressors, blowers, augers, etc.
  • Measuring Devices
  • Voltmeters, ohmmeters, testing meters, pH tests, etc.
  • Must have dependable vehicle to transport tools and equipment to job sites
  • Must provide proof of liability insurance for the vehicle
  • Mileage traveled for work purposes will be reimbursed in accordance with Company and IRS policies
  • Bondable and Valid Drivers License
