ResponsibilitiesCustomer service (internal and external clients)Perform all plumbing, electrical, or HVAC requirements of the building(s)Obtain quotes and hire appropriate vendors to complete some tasksMaintain heating equipment, chillers (air and/or water cooled), DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems, etc.Monitor and adjust all mechanical/pneumatic equipment, VFDs, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a comfortable environment for the buildingsVerify field conditions and perform any necessary repairs or adjustmentsMonitor Energy ManagementRepair doors, ceilings, hand railings, and floors and other general repairs, adjustments and installations about the propertyPerform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories)Perform preventive maintenance duties in accordance with OEM standards, building protocol, manufacturer recommendations and industry best practicesInspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, electric rooms, back‑up generator, fire pump(s), sump pump(s), and ejector pumpsReplace lamps, light fixturesTroubleshoot and repair base building systemsConduct ongoing quality control inspectionsDevelop routine cleaning schedules: clean sidewalks, streets, parking lots, warehouse fronts, riser rooms, telephone rooms, roof drains, etc.Assist with irrigation inspections, oversee irrigation repairs, monitor and clean irrigation pumping stations, etc.Reinstall or replace signage, verify rooms are clean and clear of obstructions and debrisDo drywall, door, locks, cabinets, wall‑covering, baseboard and other repairsManage structural repairs such as doors, roof/glass leaks, respond to tenant calls for leaksMonitor and manage card access systemRespond to punch list items for tenant build outsCheck for operating emergency exit signs and lights and ensure free and clear access to emergency stairs and exits.
