Job Summary Building Engineer. Supports the Chief Engineer and directs contractors and vendors for building and equipment maintenance activities.Responsibilities Perform maintenance and repairs of electrical/electronic, pneumatic, HVAC, access control, water and other facility systems.Coordinate day‑to‑day maintenance activities of outside vendors and contractors.Assist contractors such as electricians, carpenters, roofers, elevator technicians, locksmiths, mechanical technicians, pipe fitters and other trade skills in performing duties.Obtain tools, materials and supplies; perform work under direction of the Chief Building Engineer.Report to the Property Manager and Chief Engineer on the status of ongoing projects and outstanding work orders.Review and approve completed work orders for labor hours, turnaround time and invoicing.Follow up on outstanding work orders and assign routine day‑to‑day maintenance activities.Perform routine building inspections as assigned by supervisor.Assist with implementation and execution of preventative maintenance and building systems programs, including training, repairs and maintenance.Perform a variety of semi‑skilled tasks in electrical construction, roofing, building life‑safety systems, plumbing, carpentry, mechanical.Perform other work‑related duties as assigned.Educational & Experience Requirements High school diploma or equivalent.Certificate of vocational/technical training, trade school or skill center required; facility maintenance experience may offset this requirement.Certification and/or training in electrical, plumbing, HVAC preferred.7+ years hands‑on maintenance experience in commercial facilities, including plumbing, electrical, carpentry, HVAC and mechanical systems.Knowledge & Skills Knowledge of electric test equipment and powered and manual tools.Solid verbal and written communication skills.High level of dependability and responsibility.Strong interpersonal and organizational skills.Detail‑oriented, customer‑service oriented, professional.Experience dealing with vendors and sales personnel preferred.Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.Work Environment & Physical Requirements Regularly required to stand, walk, occasionally sit, handle or feel, reach with hands and arms, climb or balance, stoop, kneel, crouch.Frequent lifting of up to 10 lbs, occasional lifting of over 75 lbs.Exposures to high places, moving mechanical parts, wet/humid conditions, fumes, chemicals, outdoor weather, electrical shock, vibration.Noise level usually loud.Schedule changes and/or overtime as required, including weekends, after‑hours and with 24‑hour notice.Nothing in this position description is an implied contract for employment.
