SUMMARY:

Responsible for maintaining the operation and performance of all building equipment and systems. Works under supervision to routinely review operating conditions, identify abnormal operations, and implement corrective measures to ensure smooth building functionality.

PRIMARY DUTIES & RESPONSIBILITIES:

??Perform preventive maintenance and repairs on mechanical, electrical, plumbing, and HVAC systems, including pumps, chillers, boilers, air compressors, and air handling units.

??Adjust and optimize HVAC and related equipment to maintain established operating standards within guidelines set by the Supervisor.

??Conduct general repairs, maintenance, and replacements of building components such as fixtures, appliances, plumbing, and electrical systems.

??Participate in the property's water treatment chemical programs to maintain system integrity.

??Maintain accurate operation logs and files, including central plant operations, chemical consumption, and equipment inspection records.

??Apply technical knowledge in HVAC distribution and controls to complete work orders and corrective actions efficiently.

??Respond promptly and courteously to tenant requests while adhering to company guidelines.

??Foster ethical, professional, and cooperative relationships with contractors, tenants, and team members.

??Demonstrate competency in emergency procedures, including assisting with evacuations, bomb searches, life safety alarms, and coordination with emergency authorities.

??Utilize and maintain fire alarm and life safety systems, making adjustments as required.

??Adhere to company and property policies, performing duties safely and ensuring compliance with city, state, and federal safety and environmental regulations.

??Participate actively in training sessions and professional development seminars. Job 59060

Salary: $65-72K + Overtime Pay + Annual Bonus Potential, on-call pay and excellent benefits!
