This position plays a key role in maintaining building systems, ensuring tenant comfort, and supporting safe and efficient facility operations. The role also participates in a rotating on‑call schedule for after‑hours emergency response and building support.Ideal CandidateThe ideal candidate is hands‑on, mechanically inclined, customer service oriented, and experienced in commercial building maintenance, HVAC systems, and preventative maintenance operations.Responsibilities of the Building Engineer Maintenance TechnicianPerform preventative maintenance, troubleshooting, repair, and general upkeep of commercial building systems and equipmentInspect, test, operate, and maintain HVAC, mechanical, plumbing, electrical, and building automation systemsMaintain and repair air and water distribution systems, including air handlers, fans and motors, VAV systems, pumps, chilled and condenser water systems, heating and hot water systems, supplemental heating and cooling equipment, and domestic water and sanitary systemsPerform preventative maintenance tasks including filter changes, belt adjustments, lubrication, cleaning, and component replacementAssist with operation and maintenance of the Building Automation System (BAS), Energy Management System (EMS), and Fire/Life Safety SystemsRespond promptly to tenant service requests related to HVAC, plumbing, lighting, carpentry, painting, furniture moves, and general maintenanceConduct inspections of mechanical rooms, roofs, common areas, and building grounds while maintaining operational logs and work order documentationPerform interior and exterior lighting maintenance and re‑lamingRead and interpret blueprints, schematics, technical manuals, and equipment specificationsParticipate in a rotating on‑call schedule to respond to after‑hours building emergencies and operational issuesSupport emergency response efforts and seasonal property maintenance, including light snow removal when requiredMaintain clean, organized, and safe mechanical and electrical spacesEnsure all work is completed in accordance with BLT safety standards, operating procedures, and applicable codes and regulationsCommunicate effectively with supervisors, vendors, tenants, and ownership representatives regarding building conditions and completed workQualifications of the Building Engineer Maintenance Technician2+ years of experience in commercial building maintenance, facilities maintenance, HVAC, plumbing, or related tradesWorking knowledge of HVAC, electrical, plumbing, and mechanical systemsAbility to troubleshoot building equipment and perform preventative maintenance independentlyFamiliarity with Building Automation Systems (BAS) and Energy Management Systems preferredBasic knowledge of local, state, and national building and mechanical codesAbility to safely operate hand tools, power tools, and maintenance equipmentAbility to read blueprints and schematic diagramsStrong organizational, communication, and problem‑solving skillsAbility to participate in an on‑call rotation and respond to after‑hours emergencies when requiredOccasional evenings, weekends, or holiday coverage may be required based on operational needsValid driver's license preferredRelevant trade licenses or certifications are a plusPhysical Requirements of the Building Engineer Maintenance TechnicianAbility to lift and carry up to 50 poundsAbility to climb ladders, work at heights, and access mechanical spacesAbility to stand, walk, bend, kneel, and perform physical tasks for extended periodsAbility to work both indoors and outdoors in varying weather and temperature conditionsCompensation & Benefits of the Building Engineer Maintenance TechnicianCompetitive hourly payMedical, dental, and vision insurance401(k) planLife insurancePaid vacation, sick time, and holidaysTuition reimbursementEmployee housing discount at BLT propertiesEqual OpportunityBLT is an equal opportunity employer.#J-18808-Ljbffr
