Position: Building Engineer

Salary Range: $80,000-$95,000

Reports to: General Manager

Hours: 8am-5pm

\n

Position Summary: The Building Engineer is responsible for maintaining the operational integrity, safety, and functionality of the building by monitoring and troubleshooting building systems. While this role does not involve performing major repairs on mechanical, electrical, or plumbing systems, the engineer is responsible for diagnosing issues, performing routine maintenance, and coordinating with contractors to ensure timely and effective repairs. The ideal candidate is proactive, technically knowledgeable, and committed to providing a safe and well-maintained environment for residents. The engineer must be on call 24/7 for building emergencies and able to reach the building within two hours of a call. Reliable transportation is required. DUTIES & RESPOSIBILITIES

\n

• Perform daily inspections of building systems including HVAC, plumbing, electrical, elevators, and fire safety equipment.

\n

• Conduct routine preventive maintenance tasks to keep systems running efficiently.

\n

• Troubleshoot and diagnose equipment and system malfunctions.

\n

• Contact the appropriate contractor or service provider for major repairs and coordinate scheduling and access.

\n

• Respond to resident maintenance requests and emergencies in a timely and professional manner.

\n

• Maintain accurate records of inspections, maintenance, repairs, and service requests.

\n

• Monitor building systems for compliance with safety, environmental, and code regulations.

\n

• Assist in planning and executing capital improvement projects as directed by management.

\n

• Maintain a clean and organized mechanical room, storage areas, and workspaces.

\n

• Support management in creating a safe, secure, and comfortable environment for residents.

\n

\n

EDUCATION, QUALIFICATIONS, AND SKILLS

\n

• High school diploma or equivalent required; technical degree or certifications preferred.

\n

• Minimum 3–5 years of experience in building engineering, facilities management, or related field.

\n

• Strong knowledge of HVAC, electrical, plumbing, and mechanical systems.

\n

• Ability to troubleshoot and diagnose issues and determine when to escalate to a contractor.

\n

• Ability to read and interpret blueprints, technical manuals, and building plans.

\n

• Excellent problem-solving, organizational, and communication skills.

\n

• Ability to work independently and prioritize tasks in a fast-paced environment.

\n

• Physical ability to perform manual labor, including lifting, climbing, and standing for extended periods.

\n

• Availability for on-call emergencies, weekends, and evenings as needed.

\n

WORK ENVIORNMENT

\n

This role is based on-site at a residential condominium building and involves interaction with residents, contractors, vendors, and management staff. Work includes both office and mechanical room tasks, with exposure to varying temperatures and conditions.
