Job Description Job Description Our client is recruiting for a Building Engineer to support operations of a Class A office property in West Palm Beach.Objective of the Position: Perform preventive maintenance on equipment and respond to plumbing, lighting, HVAC, minor electrical needs, and other requests. This position requires timely status reporting and follow-up communication with both office personnel and tenants. Professionalism, strong customer service skills, and the ability to work effectively as part of a team are essential. Supervision Received: This position will report directly to the Property Manager and the Area Chief Engineer.Supervisory Responsibilities: Effectively supervise and coordinate vendors and contractors to ensure the timely completion of contracts and projects. Job Summary: The successful candidate will oversee plumbing, electrical, access control, and HVAC maintenance, as well as other tasks assigned by the Chief Engineer. We seek a proactive professional who anticipates and addresses issues before they arise. Effective communication with tenants, visitors, contractors, and vendors is essential. Essential Functions: Maintain the property in a first-class condition. Regularly inspect all areas of the site/building, communicate deficiencies and suggestions for improvements, and take the initiative to correct them as appropriate.Performance of ongoing preventive maintenance and repairs of facility mechanical, electrical, plumbing, and other installed systems and equipment that include but are not limited to painting, plumbing repairs, changing light bulbs and ballasts, cleaning HVAC coils, and changing filters and belts.Respond quickly to emergencies, including evacuation of the building in the event of an emergency, summoning additional assistance as needed.Evaluate, repair and maintain plumbing, electrical and HVAC systems in the building.Communicate with facilities management about any work that requires outside expert assistance.Receive and respond to tenant reports of mechanical or maintenance issues.Work with tools and supplies necessary to complete projects.Maintain corporate safety procedures at all times and comply with access control regulations.Evacuate buildings in the event of an emergency.Monitor utilities, electricity and water. Read meters and update tracking spreadsheets.Maintain fire, carbon monoxide, smoke and other safety systems within the structure.Track work and save relevant reports and information according to VOP policies.Calibrate instruments and tools required for job responsibilities.Update Tenant requests and PM workorders as completed.Inventory and replenish supplies for all building systems.Prioritizing problems and activities.Perform other duties as assigned.Qualifications and Skills: The knowledge, skills, and abilities to perform the jobHigh school diploma/GED required.4+ years' building maintenance experience required.Ability to attain SMA.Ability to work evenings and weekends assigned.Willingness to inspect, evaluate and repair all mechanical systems of the property.Must have the ability to climb heights, lift up-to 60 lbs. and climb onto ladders.Customer service oriented.Detailed, accurate, energetic, self-starter.Physical Factors: The types of environments associated with the job include indoor/outdoor settings, movement requirements (sitting, standing, walking), lighting conditions, hearing, speaking, grasping, carrying, finger or hand movement, arm and leg movement, and entire body involvement, as well as temperature ranges.
