You will serve as a key partner to property management, tenants, and vendors – helping deliver a high‑quality experience while supporting operational and financial goals.This is a hands‑on role for someone who enjoys solving problems, working across multiple systems, and taking ownership of building performance. You'll play a critical role in preventative maintenance, vendor coordination, and emergency response, while contributing to a well‑maintained and responsive property environment.Your Contribution Will Likely IncludeResponding to tenant requests and coordinating property management servicesSupervising and inspecting work performed by contractors and vendors (HVAC, electrical, plumbing, janitorial, etc.)Ensuring preventative maintenance is completed fully and on scheduleMonitoring building operations to ensure safety, efficiency, and compliance with established goalsDeveloping scopes of work and partnering with vendors to support budgeting and project executionConducting routine inspections of common areas, mechanical systems, and tenant spacesMaintaining organized records including operating logs, contracts, and maintenance documentationOverseeing Fire Life Safety programs and serving as Fire Director, including emergency response coordinationManaging inventory of tools, supplies, and building materialsCoordinating tenant move‑ins and move‑outs, including vendor and contractor accessSupporting budget planning through repair, maintenance, and capital project inputOperating and monitoring energy management systems and performing system tests/auditsEnsuring property safety during seasonal events (e.g., snow removal, drainage)Participating in on‑call engineering duties as assignedSupporting after‑hours response with documented procedures for critical building systemsCoordinating and monitoring security systems and vendor activitiesCreating and submitting incident reports as requiredInspecting building exterior elements including rooftops, parking areas, and structural componentsUtilizing Yardi systems for purchase orders, invoices, inspections, and maintenance trackingReviewing tenant improvement drawings and providing feedback as neededMonitoring quality of exterior vendor services (landscaping, cleaning, pest control, etc.)Participating in team initiatives and embodying Sabey's core valuesSupporting special projects as assignedExperience You Will Bring5+ years of experience in building services or facilities operationsHigh school diploma or GEDValid Washington State driver's license with a clean driving record and active auto insuranceStrong knowledge of building systems including HVAC, electrical, plumbing, and fire life safetyAbility to read and interpret floor plans, schematics, and technical documentsWorking knowledge of Direct Digital Control (DDC) systems for HVACExperience with Yardi (preferred) and Microsoft Office Suite (Word, Excel, Outlook, Teams, etc.)Strong communication skills with the ability to collaborate across teams and with external partnersProven ability to prioritize, multi‑task, and manage competing demands in a fast‑paced environmentCustomer‑service mindset with a focus on responsiveness and qualityStrong problem‑solving and critical thinking skills, especially related to building systemsKnowledge of safety, environmental, and security procedures and practicesStrong organizational and time management skillsCommitment to continuous learning and professional growthWillingness and aptitude to learn and utilize AI tools and emerging technologiesThe anticipated annual base salary range for this position is $72,000 - $98,000.
