    Description:

    POSITION DESCRIPTION:

    Responsible for the day-to-day maintenance and scheduled preventative maintenance programs for assigned buildings. This position is responsible for areas pertaining to physical building, installed equipment, construction support, preventive maintenance and repairs. Accountable for ensuring that the buildings are well maintained and provide tenants a comfortable and safe environment. This includes but is not limited to developing preventative maintenance goals and objectives, oversight of contracts for services & maintenance, authorizing requests for maintenance. A solid customer service philosophy towards tenants is paramount.

    ESSENTIAL JOB FUNCTIONS:

    Ensures scheduling and/or completion of HVAC, electrical, plumbing and roof preventative maintenance and repairs. Ensures timely response to and completion of tenant work orders and complaints including electrical, lighting maintenance and other general maintenance. Coordinates proper inspections and routine testing of fire protection system and equipment. Performs general labor tasks as requested by tenants (as approved by Manager), maintains the facility and property, and performs other duties as requested within assigned buildings. May be required to work in high, tight and or other less than optimal locations within the building to perform necessary maintenance duties. Performs building maintenance or other assigned task and ensures the proper operation of building equipment in accordance with design capabilities, safety standards and within proper environmental conditions. Maintains a neat and orderly work area and professional appearance at all times. Reports problems or discrepancies to supervisor in a timely manner. Ensures that the work is performed in compliance with IHA policies and procedures, OSHA, ADA, state and federal laws at all times. This position requires availability and/or on-call status for 24/7 for emergencies or other issues as assigned.

Maintains knowledge of IHA office services and in the use of all relevant office equipment, computer and manual systems. Maintains strict confidentiality in compliance with IHA guidelines. Serves as a role model by demonstrating exceptional ability and willingness to take on new and additional responsibilities. Embraces new ideas and respects cultural differences. Uses resources efficiently. If applicable, responsible for ongoing professional development - maintains appropriate licensure/certification and continuing education credentials, participates in available learning opportunities.

    Performance that meets or exceeds IHA CARES Values expectation as outlined in IHA Performance Review document, relative to position.

    ESSENTIAL QUALIFICATIONS:

    EDUCATION: High School Diploma or Equivalent.

    CREDENTIALS/LICENSURE: Valid, unrestricted Driver's License.

    MINIMUM EXPERIENCE: 3-5 years' previous experience in a related field, or equivalent combination of education and experience.

    POSITION REQUIREMENTS (ABILITIES & SKILLS):

    Requires the ability to work independently, often with minimal supervision and guidance. Reliable transportation and travel between locations is required. Cellular phone use is required, with the ability to talk, text, review email and take/send building photos as needed. Thorough knowledge of organizational policies related to position responsibilities. Ability to perform basic mathematical calculations during the course of performing basic job duties. Moderate level of proficiency in operating a standard desktop and Windows-based computer system, including but not limited to email, e-learning, intranet, Microsoft Word, Excel and general computer navigation. Ability to use other software as required while performing the essential functions of the job. Good communication skills in both written and verbal forms, including proper phone etiquette. Ability to work collaboratively in a team-oriented environment; courteous and friendly demeanor. Ability to work effectively with various levels of organizational members and diverse populations including IHA staff, providers, vendors, external customers and others as necessary. Good organizational and time management skills to effectively juggle multiple priorities and time constraints. Ability to exercise sound judgment and problem-solving skills, specifically as it relates to resolving moderate to complex issues. Ability to handle all organizational information in a confidential manner. Successful completion of IHA competency-based program within introductory and training period.
