Description

Performs manual tasks to ensure proper operation and maintenance of grounds and municipal facilities, contents, and equipment. Serves as team lead for the facility maintenance division of the City of Riverton. Completes tasks and provides leadership to foster a positive environment, superior customer service, and compliance with policies and procedures. Coordinates daily, short-term, and long-term maintenance initiatives and improvement projects.

Essential Duties & Responsibilities

BUILDING MAINTENANCE: Plans, organizes, and coordinates the work for ongoing maintenance or repairs/improvements of municipal grounds and facilities, consisting of but not limited to mechanical, minor electrical, plumbing, remodeling, painting, heating, air conditioning; including a wide variety of equipment in accordance with local, state, and national building codes. Plans and administers corrective maintenance. Inspects and evaluates facilities and equipment (i.e. HVAC, fire alarm system, lighting, plumbing, etc.). Implements energy conservation methods. Maintains appropriate service records. Maintains appropriate supply of materials and services needed to perform tasks. Provides consultation and support to municipal departments for building maintenance issues. Responds to complaints, emergencies, and service requests. Assesses problems and makes repairs, or assigns service contractors to make the necessary repairs. Serves as backup for janitorial coverage, on an as needed basis.

PROJECT MANAGEMENT: Develops short and long-range building maintenance plans for inclusion in the annual budget. Locates vendors, obtain bids/costs in accordance with the established purchasing policy. Ensures the successful progress and completion of facility maintenance projects. Processes appropriate paperwork to procure material or products needed.

BUILDING MAINTENANCE TEAM LEAD: Coordinates and oversees maintenance staff to ensure municipal facilities are clean, operational, and maintained in a well-organized manner. Reviews the work and performance of staff and ensures compliance with policies and procedures.

SNOW REMOVAL/LAWN MAINTENANCE: Perform snow removal, sometimes during irregular hours, and various grounds maintenance activities including but not limited to mowing, weed mitigation, and irrigation maintenance. Services snow and lawn equipment on a regular basis. Completes annual sprinkler system maintenance.

SAFETY COMPLIANCE: Services fire extinguishers, first aid kits, eyewash stations, and maintains SDS book. Checks travel vehicle fluids, performs internal and external vehicle maintenance, and prepares vehicles for out-of-town traveling. Completes hydraulic checks on a regular basis. Adheres to and support safe work practices and procedures.

UNDERGROUND FUEL STORAGE TANK: Checks fluids, electronic readings, tank gauging, generator maintenance, filters and oil changes. Performs monthly leak tests and submits required reports. Maintains Class A Underground Storage Tank (UST) certification.

SUPERVISORY/SUPERVISION

SUPERVISORY RESPONSIBILITIES: None. Serves as first line oversight of building maintenance personnel, and as assigned, may perform the following: review work and performance, enforce policies and procedures, prepare evaluations, and train personnel in the duties of building maintenance.

SUPERVISION RECEIVED: Works under the general supervision of the Community Development Director.

Qualification Requirements

QUALIFICATION REQUIREMENTS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.   • EDUCATION and/or EXPERIENCE: High School diploma or general education degree (GED). Three (3) years of experience in the building maintenance field. Combination of education and experience will be accepted.
  • LANGUAGE SKILLS: Ability to read and comprehend simple instructions, short correspondence and memos. Ability to compose simple correspondence. Ability to effectively present information to customers, clients and other employees of the organization in one-on-one and small group situations. Considerable knowledge of grammar, spelling, punctuation and office practices and procedures.
  • MATHEMATICAL SKILLS: Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. Ability to compute rate, ratio and percent and to draw and interpret bar graphs.
  • REASONING ABILITY: Ability to apply commonsense understanding to carry out instructions furnished in written, oral or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
  • CERTIFICATES, LICENSES, REGISTRATIONS: Must possess a valid driver's license. Must obtain a Class A UST certification within 60 days of employment.
  • OTHER REQUIRED KNOWLEDGE, SKILLS and ABILITIES: Ability to operate specific equipment. Ability to work with various software. Knowledge of operational characteristics, services and activities of a building maintenance program. Understanding of construction management principles and techniques. Knowledgeable of pertinent building codes and regulations, as well as Federal, State and local laws, codes and regulations pertaining to building maintenance.
