The Dougherty County Facilities Management Department is hiring for a Building Maintenance Superintendent. The purpose of this position is to perform maintenance and repairs on county and other assigned facilities. Responsibilities include mechanical maintenance and general operation of the facility/facilities that include electrical, HVAC plumbing, painting, and carpentry.
This class works under general supervision, independently developing work methods and sequences.
Essential tasks include coordinating, assigning and reviewing work and establishing work schedules; maintaining standards; monitoring status of work in progress; inspecting completed work assignments; responding to County facilities and building occupants to create a comfortable, safe, clean and conducive working environment; performing routine maintenance and repair activities; inspecting and performing preventative maintenance and repairs on multi-ton HVAC equipment; installing and repairing lighting systems; installing telecommunications wires and lines; performing maintenance and managing the electrical systems, plumbing, mechanical, building automated control system for HVAC and other facilities systems; monitoring water systems for facilities, cooling towers and the zero-depth interactive water fountain; maintaining inventory of chemicals to treat water; repairing water treatment systems; monitoring fire and life safety equipment and systems; daily monitoring and assisting in the inspection of the facilities chiller(s), boiler(s) and elevator(s) if applicable; coordinating all contractors' efforts and responding to emergency calls and other after hour call in request; maintaining a healthy, sanitary and safe environment for all occupants; scheduling and preparing for various local, state and federal inspections; managing fleet of County vehicles, to include scheduled maintenance, major repairs, fuel management; and performing related work as assigned.
Minimum qualifications include a vocational or technical degree or specialized training equivalent to two (2) years of college education with emphasis in building construction, electrical, HVAC, plumbing or related field; and one (1) year of building construction or trade experience or an equivalent combination of education, training and experience.
