Position Summary

Supervise, plan and coordinate building and grounds maintenance activities and operations within departmental facilities; coordinate assigned activities with other divisions, outside agencies and the general public and provide highly responsible and complex staff assistance to higher level supervisory or management staff.

Essential and Supplemental Functions

ESSENTIAL FUNCTIONS: Essential functions may include, but are not limited to thefunctions listed below. Must be able to perform the essential functions of thejob with or without a reasonable accommodation.

  • Coordinate the organization, staffing and operational activities for assigned building maintenance services including maintaining the divisional work order system; receiving and responding to various maintenance repair requests; reacting to emergency situations.
  • Participate in the development and implementation of goals, objectives, policies, and priorities; recommend and implement resulting policies and procedures.
  • Identify opportunities for improving service delivery methods and procedures; identify resource needs; review with appropriate management staff; implement improvements.
  • Schedule, direct, coordinate and review the work plan for assigned building maintenance services; assign work activities and projects; monitor work flow; review and evaluate work products, methods and procedures; meet with staff to identify and resolve problems.
  • Ensure that building maintenance services are completed in a safe and efficient manner.
  • Receive, log and coordinate requests for maintenance repair work; prepare work orders and assign work to staff; issue tools, equipment and materials for assigned jobs. Schedule daily preventative building maintenance functions including the repair of compressors and elevators.
  • Maintain and update files on requests for maintenance and repair; research previous work orders to determine maintenance duties performed.
  • May oversee various grounds keeping activities including mowing-grass, pruning bushes and pulling weeds.
  • May oversee and participate in the operation of various facility/building maintenance or grounds keeping equipment including a backhoe, skidsteer loader, manlift, forklift and water trucks.
  • Respond to public inquiries in a courteous manner; provide information within the area of assignment; advise user departments and vendors regarding divisional policies and procedures.
  • Select, train, motivate and evaluate building maintenance personnel; provide or coordinate staff training; work with employees to correct deficiencies; implement discipline and termination procedures.
  • Participate in the development and administration of assigned budget; forecast funds needed for staffing, equipment, materials and supplies; monitor and approve expenditures; recommend adjustments as necessary.
  • Provide staff assistance to the Maintenance Manager; participate on a variety of committees; prepare and present staff reports and other correspondence as appropriate and necessary.
  • Coordinate building maintenance activities with those of other divisions and outside agencies and organizations.

SUPPLEMENTAL FUNCTIONS:

  • Attend and participate in professional group meetings; stay abreast of new trends and innovations in the field of building maintenance.
  • Perform related duties and responsibilities as required.

Minimum Education, Experience And Additional Requirements

Education and experience directly related to the minimum requirements below may be interchangeable on a year for year basis.

Associates degree from an accredited college or university or two (2) years of college level course work in public administration, business, or building maintenance; and

Four (4) years of building or facility maintenance experience; and

To include one (1) year of supervisory or lead experience.

ADDITIONAL REQUIREMENTS:

Possession of a valid New Mexico Drivers License, or the ability to obtain by date of hire.

Possession of a City Operators Permit (COP) within 6 months from date of hire.

Working Conditions

Environmental:

Office environment; exposure to computer screens, work in confined spaces.

Physical:

Essential and supplemental functions may require maintaining physical condition necessary for walking, standing or sitting for prolonged periods of time.
