Position Description

Position Summary

New River Electrical is looking for a qualified Building Maintenance Supervisor skilled in maintaining commercial buildings and grounds. As the Building Maintenance Supervisor, you will support the Fleet & Facilities function as the recognized leader over buildings and grounds maintenance. This role involves leadership and decision making while retaining the ability to perform janitorial duties, general maintenance, light repairs, and landscaping tasks. The ideal candidate will take the lead in managing vendors, purchasing supplies, and work closely to ensure a clean, safe, and welcoming environment. We're looking for a detail-oriented individual who trains and mentors, takes pride in their work, understands the employee owner mentality, and can contribute to the overall functionality and appearance of our facilities and campus. This role reports to the Director of Real Estate and Facilities.

Duties/Responsibilities

1. Supervision of employees including performance plan development, performance reviews, resource management, expense and time accounting, coaching and leadership development.
2. Provide insights, expertise, training, and assistance where it’s needed.
3. Ensure the maintenance and care of the building and grounds by performing janitorial and maintenance duties (HVAC, electrical, plumbing, light carpentry and painting).
4. Perform routine maintenance building and grounds as scheduled.
5. Perform light HVAC, electrical, plumbing, and carpentry.
6. Oversee and perform installation and maintenance of drywall and paint.
7. Perform up to date and accurate record keeping of tasks and preventive maintenance.
8. Ensure upkeep of landscaping and snow removal of campus grounds.
9. Order supplies related to building keeping budget and cost containment requirements in mind.
10. Coordinate with contractors working on property ensuring safety, quality of work, and on time delivery.
11. Assemble and move office furniture and other office materials.
12. Assist in coordinating with vendors/subcontractors as necessary.

Position Requirements

Qualifications

1. H.S or Technical School degree, experience in the commercial maintenance and ground-keeping experience a plus.
2. Must have demonstrated competency in leading, developing and motivating others.
3. Must be able to perform employee evaluations, solve employee discrepancy and issue, provide coach and counsel.
4. Demonstrated ability to solve problems both technical and employee driven.
5. Strong understanding of maintenance and grounds keeping repair including use and care of tools.
6. Ability to work with various maintenance tools and equipment safely and effectively.
7. Intermediate to advanced maintenance skills, mechanically inclined.
8. Ability to prioritize tasks and keep records.
9. Excellent time management and prioritization skills.
10. Ability to prioritize tasks and work independently.
11. Flexibility to work indoors and outdoors in various weather conditions.
12. Problem-solving skills with attention to detail.
13. Demonstrated competency in developing and maintaining internal team relationships.
14. Verbal and written communication skills.
15. Exhibit the highest level of business ethics and consistently adhere to and promote New River’s values and beliefs.

Travel

Working onsite on company campus, there is not expected to be any travel.

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. The employee is required to walk, climb, stand, carry materials, stoop, kneel, and crawl under equipment. Must be able to lift up to 50 lbs.
