BUILDING MAINTENANCE TECH I
GENERAL FUNCTIONS
Entry Level position, which assists in the performance of building maintenance of City-owned and operated facilities.
JOB FUNCTIONS AND MAJOR ACTIVITIES
KNOWLEDGE SKILLS, AND ABILITIES
Three years' experience cleaning, maintaining and/or constructing buildings and/or facilities. Working knowledge of hand and power tools. Valid Driver's License. High school diploma or GED required, with college or vocational courses appropriate to the position. Requires the ability to maintain a working relationship with others.
DECISION MAKING RESPONSIBILITIES
As the employee gains knowledge and skills, the level of supervision will move from daily, specific direction to irregular, general direction. Duties are a moderate source of potential liability to the City. Follows policies and procedures. Moderate budget authority at unit level. Decisions are reviewed by the department director.
SUPERVISORY AUTHORITY
None.
EXTERNAL VISIBILITY/CONTACT
Moderate frequency of contact with the general public, and key city and service personnel. Infrequent contact with government officials or public meetings.
WORKING CONDITIONS
Moderate frequency of exposure to adverse weather conditions and hazardous working situations. Involves frequent physical effort in lifting or moving equipment between 30-40 pounds and working in awkward or confined positions with tools or equipment. On call duty and overtime may be required.

BUILDING MAINTENANCE TECH II
GENERAL FUNCTIONS
Journey-level position, which performs building maintenance of City-owned and operated facilities, capable of taking the lead on projects as assigned by the Building Maintenance Supervisor.
JOB FUNCTIONS AND MAJOR ACTIVITIES
KNOWLEDGE SKILLS, AND ABILITIES
Five years of field experience in building/facility maintenance. Years of certified training as an electrician, plumber, HVAC technician, carpenter, boiler technician or building system control technician may be substituted for up to three years of field experience.
Expert knowledge of hand and power tools.
Journey level knowledge of :
HVAC, plumbing and line/low voltage electrical systems.
Building locking and security systems.
Occupational Hazards and safety practices, including Lock Out/Tag Out
Working knowledge of:
Computer skills.
Reading building plans, including as-builts
Using diagnostic and specialty tools such as electric test multi-meter, infrared temperature gun, exhaust gas analyzer, backflow tester, ground tester, laser level transit, borescope, fish tape, plumbers' snake
Ability to work from ladders and working platforms at heights
Valid Driver's License.
High school diploma or GED required, with college or vocational courses appropriate to the position
Requires the ability to maintain a working relationship with others.
Ability to obtain a CDL within one year of employment is preferred.
Ability to operate heavy equipment is preferred.
DECISION MAKING RESPONSIBILITIES
Frequently works independently. Responsible for maintenance and operation of expensive equipment. Must be capable of independently diagnosing the condition of equipment and facilities and developing plans for maintenance and repairs. Individual judgment is particularly important in situations where dangerous conditions may exist. Activities are a major source of potential liability to the City. Moderate budget authority at unit level with responsibility for building and equipment repairs. Assists in the development of policies relating to maintenance at unit level.

EXTERNAL VISIBILITY/CONTACT
High frequency of contact with key service personnel in the procurement of parts/materials as well as in performance of professional services. Moderate frequency of contact with the general public and key city personnel. Low frequency of contact with government regulatory officials. Infrequent presentations or attendance at public meetings.
