Education and/or Experience:
Technical certificate; or three to five years related experience and/or training; or equivalent combination of education and experience.
Certificates, Licenses, Designations, Registrations:
Valid driver’s license required. Building Owners and Managers Institute (BOMI) or Iowa Association of Building Maintenance Engineers (IABME) training preferred. Life Office Management Association (LOMA) FLMI Level 1 certificate preferred.

Technical Competencies:
Customer service, safety and security, mechanical (replacing belts, bearings, filters, disassemble & assemble), plumbing (pipe repairs, equipment repairs, drain maintenance), electrical (replacing light bulbs & Belfast lighting, wiring, 120/208 volt-electrical systems, minor electrical repairs), operate material handling equipment (pallet jack and forklift), lawn care, snow removal, operate power and hand tools, familiar with commercial building HVAC systems, chillers, refrigeration and boilers, routine carpentry installation and repair.
Mathematical Skills: Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance.
Computer Skills: To perform this job successfully, an individual should have knowledge of Microsoft Word, Excel, Building Management and Security System software.
Industry Competencies:
General insurance industry knowledge.
Language Skills:
Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
Reasoning Ability:
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

The candidate's starting pay will fall within the salary range provided and is determined based on job-related factors, including, but not limited to, the experience; qualifications, licensure and certifications; knowledge; skills; business and organizational needs; and market conditions. Candidates with the minimum necessary experience, qualifications, knowledge, and skillsets for the position should not expect to receive the upper end of the pay range. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case.
